Tacada is a dynamic real estate company seeking a Development Manager to oversee new multi-family projects for the portfolio. As we continue to expand, we are seeking a highly motivated and experienced Development Manager to oversee the end-to-end development process for our multi-family projects.

**Key Responsibilities**:
1. Acquisition Due Diligence:

- Conduct comprehensive market research and feasibility studies to evaluate potential acquisitions.
- Collaborate with the acquisitions team to assess project viability, including financial, legal, and regulatory aspects.
- Provide recommendations and contribute to the negotiation process for property acquisitions.

2. Project Setup and Planning:

- Develop project scope, objectives, and timelines in alignment with the company's strategic goals.
- Coordinate with architects, engineers, and consultants to develop project plans, designs, and specifications.
- Create and manage project budgets, including cost estimating, value engineering, and financial analysis.

3. Financial Management:

- Oversee project financials, including budgeting, forecasting, and cost control.
- Collaborate with finance and accounting teams to monitor project expenses and ensure adherence to financial targets.
- Prepare regular financial reports and presentations for stakeholders.

4. Municipal Approvals and Entitlements:

- Coordinate and manage the approvals process with local municipalities, regulatory agencies, and other relevant stakeholders.
- Ensure compliance with zoning, building codes, environmental regulations, and other legal requirements.
- Work closely with external consultants and legal counsel to obtain necessary permits and entitlements.

5. Project Execution and Oversight:

- Provide effective project leadership, ensuring seamless coordination of all project stakeholders.
- Monitor project progress, identify potential risks, and develop mitigation strategies.
- Conduct regular site visits to ensure compliance with project plans, quality standards, and safety protocols.

6. Project Turnover to Property Management:

- Coordinate the transition of completed projects to the property management team in the case of rentals or builder group in the case of for-sale product.
- Facilitate efficient and effective handover, ensuring all necessary documentation, information, and systems are provided.
- Collaborate with property management to resolve any post-construction issues and ensure tenant satisfaction.

**Qualifications and Requirements**:

- Bachelor's degree in Civil Engineering, Construction Management, Real Estate, or a related field.
- Experience in multi-family, townhouse, and/or industrial development
- Strong knowledge of development processes, including acquisition due-diligence, entitlements, and construction.
- Proficient in financial analysis, budgeting, and cost control.
- Familiarity with local zoning, building codes, and regulatory requirements.
- Excellent project management skills with the ability to manage multiple projects simultaneously.
- Strong interpersonal and communication skills to collaborate effectively with internal and external stakeholders.
- Attention to detail, problem-solving mindset, and ability to work under pressure.
- Strong knowledge of Microsoft Word, Excel, PowerPoint, and social media.
- Understanding of municipal levies, over expenditures, recoveries, and cost sharing practice.
- Professional membership or affiliation is preferred.
- A valid driver’s license and your own vehicle.
- Ability to travel throughout North America as required.
