**The Position**

Gateway Ontario is growing This role is instrumental in leading small construction and renovation projects, keeping all the various components together in a very complex department. You will assist and collaborate with internal stakeholders, architects, designers, general contractors, subcontractors and other business partners. You will take ownership and manage projects to ensure that they are completed on time and on budget.

**Key Responsibilities**
- Assist and/or collaborate with the senior management team and external stakeholders to prepare project planning, budgeting and identification of resources required
- Provide accurate and relevant data on project progress to the senior management team
- Assist and/or plan all project timelines, phases and milestones, critical path, turn over and occupancy dates, deliverables and project close out using the appropriate software tools and project management methods
- Manage project startup, building permits, construction process, project commissioning, turnover and occupancy
- Oversee the total construction effort to ensure projects are proceeding in accordance with design, budget and schedule
- Ensure projects are completed in full compliance with guideline and building codes, and meet all health and safety regulations
- Assist and/or manage the tender program, review and provides recommendations to the senior management team on all bid summaries
- Establish a project charter for each approved project, defining the project goals, objectives, risks, assumptions, staffing levels, roles and responsibilities, communication plans, milestones, and deliverables
- Assist in the selection and management of any required sub-trades for a project and manage internal or external contractors or trades
- Review and comment on shop drawings, RFIs, COs and other construction related documents in collaboration with consultants, and ensures all contractual issues are resolved and dealt with in a timely manner
- Conduct stakeholder meetings and forums in order to solicit feedback, input, and expectations; incorporates these into project plans
- Track and closely monitor all project costs to ensure completion within budget
- Identify and resolve conflicts within project teams and associated work; creates contingency plans to mitigate risk
- Conduct project reviews and debriefs in order to identify areas for improvement; make recommendations based on findings
- Authorize/approve all project purchase requisitions, change requests, etc. as permitted

**What You’ll Require**
- Technologist or architecture degree or diploma, or an equivalent combination of education and experience
- 2-3 years experience with local smaller scale development of under 10M construction projects, working directly for the owners
- Restaurant construction experience is an asset
- SAP experience is an asset
- Big picture perspective with close attention to detail
- Project management experience managing multiple and various types of projects, priorities and deadlines
- Strong interpersonal skills both verbal and written
- Excellent time management, planning and organizational skills
- Ability to effectively negotiate, influence and problem solve
- Highly organized and able to work independently
- Result-oriented and process driven, with high expectation of self and team
- The ability to obtain registration as a Category 2 Gaming Assistant with the Alcohol and Gaming Commission of Ontario
