**Job Purpose**:

- The Smart Buildings Program Specialist supervises the successful design, implementation, maintenance, and governance of IO’s smart building program, including capital renewal of Smart Building projects and assist in overseeing operation & maintenance budgets. The Smart Buildings Program Specialist facilitates optimizing IO’s portfolio operations via new technologies and enhanced analytics resulting in energy efficiency, the extended life cycle of assets and enhanced occupant satisfaction.

**Location: Toronto or Guelph**

**This position will require you to travel to other locations 10% of the time**

**What You Will Do**:

- Assist with annually developing a 5-year rolling Smart Building Plan. Upon approval, oversee the entire project life cycle of all Smart Building upgrades conducted by service providers and act as a representative of the IO Technical Services team in addressing project-related matters and escalations.
- Advocate and collaborate with internal and external stakeholders to promote the advantages of IO’s Smart Buildings program and ensure the integration of smart building technologies into new construction projects and retrofit initiatives across IO’s portfolio, including P3 and leased locations.
- Provide guidance to project and development teams in implementing these technologies. When necessary, engage IO Service Provider teams for support and project execution, while closely monitoring the entire project life cycle.
- Manage and oversee IO’s Measurement and Verification (M&V) plan for Smart Buildings. Annually, conduct a review and update on the M&V plan, actively seeking updates from key IO stakeholders and Service Providers.
- Ensure the incorporation of industry advancements into the plan. Additionally, formally communicate any updates to the M&V plan to IO and Service Provider stakeholders.
- Ensure that IO’s Real Property Service (RPS) provider adheres to their contractual obligations as outlined in the Master Service Agreement (MSA) and Smart Buildings Schedule.
- Oversee the Operation & Maintenance (O&M) budget of the Smart Building program, which is carried out by IO Service Providers, and provide recommendations for approval of service level changes.
- Annually, coordinate with RPS Service Providers to present advancements in Smart Buildings technology and explore opportunities for incorporating these technologies into IO’s program.
- Collaborate closely with IO RPS service providers to conduct pilot programs for new technologies/advancements within the Smart Buildings program. If successful, develop business cases for provincial rollout.

**Who We’re Looking For**:

- 3-5 years of experience in real estate management and/or engineering with a focus on building operations, project management and smart buildings.
- Post-Secondary degree or diploma in Mechanical/Electrical Engineering; P. Eng, CEM, LEED designation in Mechanical/Electrical is an asset.
- Expert knowledge of smart building implementation, Building Automation Systems (BAS), Energy Management Systems (EMS), Lighting Controls and Master System Integration.
- Strong understanding of building management (operation, maintenance, construction, renovation and demolition).
- General understanding of government protocols/operations is an asset.
- Experience in reviewing contract documentation and specifications, contract administration and financial project management.
- Effective verbal and written communication skills, including the ability to prepare quality reports and business case analyses.
- Demonstrated ability to facilitate the organization and management of project-related task forces.
- Knowledge of strategic planning methods in relation to sustainability vision.
