Maintenance Technician

**Role Summary and Purpose**
This role is responsible for the day-to-day maintenance of the building components and building operating systems, as well as maintaining the physical condition of the property to Old Oak standards, at a designated campus. The individual is responsible for all facilities, service, and repairs in all common areas and in suites (occupied and vacant). The incumbent operates within Old Oak’s standards of safety, high quality customer service and efficient operations. The Maintenance Technician works closely with the Property Manager, Assistant Property Manager, Superintendent, Grounds Technician and Community Manager to accomplish all tasks as a team.
**Responsibilities**
- Tenant Relationships & Information Management_
- Maintain strong relationships with tenants to reflect superior customer service.
- Ensure prompt service to tenants and prospective tenants.
- Reasonably enforce the landlord’s rules and regulations.
- Promote tenant retention by communicating effectively with existing residents and ensure, in close cooperation within the Property Management team, that resident issues are dealt with in an effective and timely manner.
- Maintain the privacy and confidentiality of all resident information.
- Maintenance & Repairs_
- Complete and close off work orders for common areas and in occupied suites as assigned.
- Complete all maintenance and renovation work for unit turnovers as scheduled to ensure timely and successful leasing.
- Check garbage chutes and compactors for functionality and perform repairs as required.
- Perform routine daily compliance and building maintenance checklists and monthly life safety/fire inspections and drills at all buildings. Ensure mandatory testing, reports, documentation and inspections are carried out at the required intervals (i.e., daily boiler room inspections, monthly fire safety testing, quarterly fire drills and inspections, daily building and grounds inspections).
- Be familiar with all aspects of building operations including but not limited to HVAC, mechanical, electrical, plumbing, life safety, etc. and ensure all equipment and systems are operated in a safe and efficient manner and in compliance with all applicable government codes and regulations.
- Perform and complete all assigned duties and responsibilities with minimum supervision as per agreed schedules.
- Respond to all facility emergencies in a timely manner when required.
- Assist grounds staff and superintendent as required.
- Safety_
- Periodically attend scheduled training sessions.
- Ensure compliance with all applicable government regulations.
- Always comply with company policies and procedures.
- Ensure all health, safety, and security procedures are adhered to and areas of concern are reported promptly to supervisor to limit exposure to liability and loss.
- Ensure that all life safety systems are inspected as scheduled and are in working order.
- Inspect boiler and electrical rooms daily completing appropriate logs.
- Any other duties that may be assigned from time to time.
- After Hours On Call_
- Act as a second level on-call to assist with emergency calls that the Superintendent is not able to handle independently. The majority will be handled over the phone but there will be times when attendance on-site, in person, will be required. In situations where more assistance is required, this role is authorized to contact the applicable contractor or the Property Manager on-call to obtain additional expertise or assistance to resolve.
- After hours commitments will be split among other maintenance technicians within the portfolio, ranging from every other week/weekend, to once every three weeks/weekends.
**Qualifications, Skills & Requirements**
- Minimum high school diploma
- 5 years’ of technical and practical experience with building systems, home maintenance, or trade work including carpentry, electrical, or plumbing
- 2 years’ experience in the property management or the property maintenance field
- Strong customer service orientation
- Patience, with the ability to listen to others
- Takes initiative
- Has a high tolerance for stress
- Respectful of and compliant with rules and regulations (especially concerning safety)
- Sound judgment and decision-making competencies
- Strong planning and organization
- Strong attention to detail
- Ability to stand and walk for extended periods
