**Role Summary and Purpose**
The Maintenance Technician is responsible for maintaining, repairing, and servicing various systems in high-rise residential buildings. This role ensures that all systems function efficiently, comply with safety standards, and meet the needs of residents. The technician will work closely with the Maintenance Supervisor to complete tasks and address any maintenance issues promptly.
**Responsibilities**
- Diagnose and repair plumbing issues, including leaks, blockages, and other malfunctions.
- Install and replace plumbing fixtures such as sinks, toilets, and faucets.
- Conduct regular inspections, maintenance, and repairs of in-suite HVAC systems, including air conditioning units, heating systems, and ventilation systems.
- Troubleshoot and resolve HVAC system issues to ensure optimal performance and efficiency.
- Perform regular preventive maintenance on machines, equipment, and plant facilities.
- Handle electrical repairs and installations.
- Complete assigned tasks and work orders, ensuring all work is documented accurately.
- Oversee contractors when professional repairs are necessary.
- Perform drywall repairs, countertop installation, and flooring/tiling tasks.
- Maintain a clean and organized worksite at all times.
- Respond promptly to maintenance requests and emergency situations.
- Collaborate with other maintenance team members to ensure seamless operations.
- Ensure all work is performed in accordance with company policies and safety regulations.
**Qualifications, Skills & Requirements**
- Technical or trade school certification in a related field is preferred.
- Minimum of 3-5 years of experience in maintenance, preferably in high-rise residential buildings.
- Strong knowledge and proficiency in performing various maintenance tasks.
- Familiarity with high-rise building systems and equipment.
- Excellent problem-solving skills and attention to detail.
- Ability to work independently and as part of a team.
- Strong communication skills and the ability to interact professionally with residents and colleagues.
- Physical ability to perform maintenance tasks, including lifting, climbing, and working in confined spaces.
- Must be able to regularly lift 50-75 lbs.
**Working Hours**:
- Monday to Friday, from 8:00 a.m. to 4:30 p.m.
- Some overtime or weekend work may be required under special circumstances.
