**The Opportunity**:
Reporting directly to the Director, Technical Services successful incumbents will have an opportunity to work alongside industry experts and oversee capital projects in the residential property management department. As the Manager, Technical Services and Project Management you will provide technical support to the property managers and will be accountable for overall project planning, tendering and construction management for the assigned residential portfolio.

**What You Will Do**:

- Responsible for the successful initiation, planning, design, execution, monitoring, controlling and closure of capital projects.
- Responsible for establishing or reviewing preventative maintenance scheduling and overseeing energy and utility consumption management.
- Prepare major component review for property budgets and assist with annual capital project budgeting. Liaise with regulatory or civic authorities in assigned jurisdiction.
- Prepare monthly reports on operational matters and status of capital projects. Manage consultants and contractors to ensure work is completed on time, within budget and according to established specifications.
- Develop strategies to reduce fixed costs and procurement practices to obtain maximum value on capital purchases.
- Conduct periodic inspections of the properties on an ongoing basis to ensure a high standard of operation, OHS and appearance at all times; report findings and recommendations.
- Review insurance and risk management inspections, remedial actions and reporting.
- Assist and enhance all Sustainability initiatives within assigned portfolio.
- Liaise with Operations team to ensure technical issues are resolved appropriately and in a timely fashion Other assigned duties as may be required.

**Who You Are**:

- Education: Postsecondary degree/diploma required. P.Eng. with a focus on building science. or Project Management Professional (PMP) designation required.
- Experience: 5+ years of experience in project management with exposure to building operations and contract administration. Experience managing multiple projects simultaneously, reviewing construction drawings and developing specification and contract documents.
- Previous experience in with multi-residential portfolio is an asset.
- Communication & Relationship Skills: Strong written and verbal communication skills. Proven track record in building and maintaining effective working relationships and credibility with both internal and external parties.
- Team-oriented approach and use of collaborative relationships in order to accomplish work goals.
- Organizational & Time Management Skills: Strong administration skills to ensure operations and project records, files and documentation are maintained in orderly, accurate and timely fashion. Ability to work well in high-paced environment, allocates time effectively, prioritize tasks and manage tight deadlines.
- Analytical & Critical Thinking Skills: Strong analytical and research skills, ability to analyze problems and challenges and anticipate probable solutions and consequences. Capability to utilize internal and external resources as needed to achieve set objectives.
- Technical Skills: Microsoft Office and exposure to automated drawing programs.
- Other: A criminal verification check is required for employment.
- Valid driver’s license and access to a vehicle at all times.
- Flexibility to travel frequently and with short notice if required.
