The S & S Management is currently seeking a **Property Administrator** to join our team in **Etobicoke & Peel region** to oversee the administrative and financial operations of a particular residential portfolio of about 15 houses with multiple tenants (about 100) on a **Part-time basis.** The key responsibilities of this position include but are not limited to:

- **Lease Administration** - Track upcoming vacant units, lease maturities, renewals and changes to site or existing tenant’s leases which would create value; Enforce terms of rental agreements in a diplomatic way, Prepare & Market Units using online rental accounts such as Kijiji, Facebook & Places4Students, and handle communications with prospective tenants, Process applicants, credit and reference checks and prepare residential leases for successful applicants (tenants);
- **Rent & Arrears Collection** - Proactive approach to timely collection of rents & charges. Arrears Management (collecting and entering monthly rents in Excel & Accounting Software) Collection of tenant arrears maintaining less than 1% accounts receivables. Actively pursue any outstanding rents & chargebacks, Ensure all chargebacks are quoted on a timely manner and collected by the tenant prior to proceeding with the work, Monitor tenant accounts in the tenant ledger and prepare reconciliations, Annual Rent Review & Increase Process, Prepare and issue all legal forms, including but not limited to N1, N2, N4; following up with and collecting delinquent rent
- **Management Reporting** - Assist with the preparation of budgets and monthly/quarterly reports, as applicable to each property, Verify employee expenses, Flag anomalies and Reconcile accounts payable & receivable transactions. Responsible for reconciling bank statements and credit card statements bi-weekly. Check and process property related invoices and match with purchase orders, contracts for paymen
- **Inspection Auditing **-Track and maintain inspection/maintenance schedules on a monthly basis, assign deficiencies to superintendent or contractor for completion, Respond to after business hours & weekend emergency call as needed

**Desired Skills and Experience**
- 3 or more years experience in residential property management and administration( Student housing experience is an asset)
- Basic Knowledge of Fire Code, Building Code, Residential Tenancies Act
- Knowledge of LTB proceedings as it relates to the process of serving Notices relating to non-rental payments, anti-social behaviour, illegal activity, etc.
- Solid Analytical Strengths & reasoning to effectively analyse complex financial, legal, and contractual problems, and provide solutions or recommendations,
- Ability to respond and express ideas clearly in written and oral communication
- Strong follow-up skills with the ability to effectively resolve difficult issues in a timely & amicable manner;
- Stong Computer skills - MS Word, Excel, Outlook, Gmail, Google Drive, Management software etc
- Reliable vehicle required
