**Essential Duties and Responsibilities**:

- Provide oversight to the assigned portfolio of services which includes making decisions affecting the operation of the property or tenants, in cases where other specific methods for such decision making is not stipulated.
- Provide leadership and direction in the development of short-term and long-range plans
- Monitor property vacancies and develop strategies for improving service
- Manage and lead direct reports
- Support staff growth through Performance and Development Plans
- Budget and monitor financial costs and revenues of properties within their portfolio
- Coordinate with approved vendors
- Manage property repairs & renovations
- Inspection of vacant and occupied units for renovations & repair
- Coordinating quotes for repairs/renovations as required
- Issuing POs on approved quotes
- Inspections for deficiencies
- Authorizing payment for invoices
- Ensure properties are well maintained and comply with HomeEd policies
- Organize and perform building inspections
- Conduct regular site visits to walk through and address issues at properties
- Maintain and improve tenant relationships
- Applicant Screening and Unit Rentals which includes:

- Ensure the full and proper screening or testing of an applicant’s credit, criminal history, rental history and ability to pay rent in a timely and reliable fashion.
- Coordinate lease contracting
- Meet or exceed industry accepted occupancy levels on all properties.
- Meet corporate expectations for the mix of tenants and rent levels across all properties.
- Ensure that corporate values are embedded into all decisions related to the screening and selection of tenant applicants.
- Coordinate the required documentation for tenant move outs which includes:

- Ensure that all tenant move outs are completed in a timely manner and that documentation is complete.
- Determine move out deductions.
- Complete final account statements
- Be an active participant in developing corporate-wide policies and positions.
- Uphold and comply with all HomeEd policies and procedures
- Participate in, and carry direct responsibility for, a variety of corporate-wide initiatives.

**Physical Demands**:

- While performing the duties of this position, the employee is regularly required to possess sufficient physical ability and mobility to walk, stand and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp and make repetitive hand movement in the performance of daily duties; to lift, carry, push and/ or pull moderate to heavy amounts of weight; to operate assigned equipment; and to verbally communicate to exchange information.
- Specifically, the employee must be able to bear a weight of 20 lbs.
- In order to perform the duties of this position, the employee will need to be able to see in the normal visual range, with or without correction; and to hear in the normal audio range, with or without correction.

**Work Environment**:

- Work is performed in both indoor and outdoor environments.
- The employee must be organized. The employee’s workspace
