**Position Summary**:
The _Residential Property Manager _will be responsible for the daily management, operation, and upkeep of their assigned residential property. This includes overseeing tenant relations, leasing (new and renewal), property inspections, building maintenance, and coordination of services to ensure that the property is well-maintained and compliant with all relevant regulations. The Residential Property Manager serves as the key point of contact for tenants and vendors, ensuring that the property remains a desirable and functional space for tenants. This position will have one direct report.

**Essential Duties and Responsibilities**:
- Leasing and Tenant Relations_
- Manage the leasing process, including new lease negotiations, renewals, and terminations.
- Coordinate with the Vice President, Operations to develop leasing strategies, ensuring optimal occupancy levels.
- Conduct onboarding of new tenants, ensuring that lease agreements, building rules, and procedures are clearly communicated.
- Build and maintain positive relationships with current tenants by addressing their concerns and requests in a timely and professional manner.
- Oversee tenant move-ins and move-outs, including walk-throughs, documentation, and security deposit management.
- Building Inspections and Maintenance_
- Conduct regular walk-throughs and inspections of the building to ensure that the property is maintained to the highest standards.
- Coordinate necessary repairs, routine maintenance, and safety checks in a timely and cost-effective manner.
- Ensure that the property meets all health, safety, and environmental standards.
- Work closely with maintenance staff and external contractors to address any issues promptly and efficiently.
- Financial Management_
- Assist in preparing the annual property budget in coordination with the Vice President, Operations.
- Monitor and manage property expenses, ensuring alignment with the budget.
- Oversee rent collection and tenant billing, ensuring all payments are processed on time.
- Prepare monthly and quarterly reports on building performance, tenant occupancy, lease status, and maintenance activities.
- Vendor Management_
- Coordinate with vendors and contractors for repairs, improvements, and other services as needed.
- Negotiate and review service contracts to ensure cost efficiency and high service levels.
- Monitor vendor performance and ensure all work is completed to standards and on schedule.
- Customer Interaction_
- Serve as the first point of contact for new and prospective tenants, providing information on available units, property features, and lease terms.
- Conduct tours of the property for prospective tenants and explain building amenities and services.
- Ensure high levels of customer service to enhance tenant satisfaction and retention.
- Compliance and Risk Management_
- Ensure that all lease agreements are compliant with applicable legislation.
