**Summary**:
The Property Manager, Residential for Cushman & Wakefield | Stevenson, is an exceptional communicator who has the passion and drive to serve clients by ensuring their property is well looked after and by delivering the financial returns that are expected for each property. The Property Manager, Residential is involved in all aspects of day-to-day operations of the property, including accounting, tenant relations, maintenance and repairs, security, janitorial services, landscaping, snow removal, etc. The Property Manager works to ensure that tenants are provided with a healthy, clean, safe and peaceful environment.

The Property Manager, Residential reports directly to the Senior Property Manager, Residential.

**Required Skills and Abilities**:

- Post-secondary education at the College or University level is required.
- CPM designation preferred.
- 3+ years of experience at the Property Manager level in either Commercial, Residential or Condominium is required.
- Experience as a Property Manager is considered an asset, and CPM designation is preferred.
- Knowledge of residential real estate including a broad understanding of financial and legal areas, leasing, marketing, construction and tenant relations are a requirement.
- Working knowledge of building systems such as HVAC, roofing systems, etc. are considered an asset.
- Must have valid Driver’s license and access to a vehicle.
- Ability to work effectively in a rapidly growing/changing environment with a high degree of resourcefulness, flexibility and adaptability.
- Computer Skills - intermediate to advanced skills using Microsoft Outlook, Excel, Word and other Microsoft Office programs is required.
- Ability to work effectively in a rapidly growing/changing environment with a high degree of resourcefulness and adaptability
- Communication Skills - Ability to communicate effectively and professionally, both oral and written with both internal and external stakeholders; Experience communicating with media an asset.
- Relationship Skills -Ability to develop and sustain cooperative working relationships at all levels of the organization; be a mature and self-motivated team player with good conflict-resolution and people management skills; develop productive relationships with vendors
- Organizational Skills - Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, ability to project manage and delegate where applicable
- Decision Making Skills - Ability to resolve problems using facts and sound reasoning; ability to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change.

**Duties and Responsibilities**:

- Ensures an in-depth knowledge of each property within the assigned portfolio.
- Continually strives for exceptional maintenance and management in accordance with approved budgets and property management agreements.
- Builds sustainable relationships with clients, co-workers, vendors, tenants, and the real estate community as a whole.
- Conducts weekly inspections of the property (or as outlined in the management agreement) to ensure compliance with leases and the proper upkeep of the property including common areas, building exteriors and landscape. This includes tenant suites when required.
- Performs regular property inspections of common areas, building exteriors, and landscape.
- Works collaboratively with the owner to create property management and preventative maintenance plans including the replacement of major capital expense items such as HVAC systems, roofing systems and parking lot surfaces.
- Keeps accurate records of space conditions including roofing, HVAC systems and utilities.
- Creates and implements appropriate leasing strategies that align with the owner’s and company’s objectives.
