Condominium Property Manager

Millcreek Management Inc, is looking for a Condominium Manager that is licenced in the province of Ontario to work with Upper management in the day to day operations of the office. The duties and framework of this role are outlined below, and while every attempt to capture the elements of the role have been made at this time, there may be certain other requirements or responsibilities that may be required in order for the Condominium Manager to maintain the Company (Millcreek Management Inc.), in good standing operationally:
REPORTING:
- This role reports to upper management.
COMPLIANCE:
- To maintain Millcreek and its Clientele in good standing with regulatory authorities and requirements applicable to Condominium Management Services within the province of Ontario;
- To complete, review and approve all legislative documentation for Millcreek’s clientele;
Including but not limited to;
- Status Certificates
- IC’s
- NOIC's
- PIC"s
- NOFF
- Notice of meetings
- Prenotice of meetings
- Minute books;
- Etc.
MANAGERIAL:
- To continue with the management of a small portfolio of clients;
- Review and approve of Manager reports for Clients;
- Provide instruction for the team when working within the legislative processes and requirements, i.e. charge backs and effecting compliance with rules and regulations;
- Conduct/ Attend Board and Annual General Meetings;
- Initiate and co-ordinate repairs/projects from meeting action items and day-to-day events;
- Act as a liaison between Boards, members and vendors;
- Conduct periodic site inspections and reports;
- Following up with vendors to ensure project completion;
- Assist with the setup and obtaining all documentation for new clients and those leaving the company ensuring a smooth transition between management companies;
- Be available for the staff and clients to answer questions and help solve any issues that may come up; and
- To help acquire, retain and develop staff.
FINANCIAL:
- Review monthly financial Statements;
- Draft annual budgets;
- Review of the annual audit; and
- Plan for capital expenses.
ENFORCEMENT:
- Ensuring that the rules and regulations of the corporations are being maintained; and
- Ensuring contracts are being adhered to by vendors.
MISCELLANEOUS:
- Other various tasks, responsibilities and assignments that may be required.
**REQUIREMENTS**:
- An Ontario Condominium Managers License;
- 5 plus years of condominium management experience; and
- Excellent computer skills with the Microsoft Office Suite, in particular: Word, Excel and Outlook.
- Must Maintain valid Ontario Condominium Managers Licence.
