Residential Estimator and Coordinator

Rescom Construction Management Inc. is seeking a motivated, detail-oriented, and self-motivated Estimator and Coordinator. Reporting to the Vice President Residential, the Estimating & Project Coordinator is responsible for managing construction and estimating projects within Rescom’s Residential construction division. Typical contracts and/or project pursuits will include stipulated price tenders, construction management, and design build project delivery methodologies.

**Roles and responsibilities**:
**Estimating**:

- Assist sales in preparing preliminary estimates for proposals and bids, including pre-job site visits and walkthroughs.
- Analyze drawings, specifications, and other documentation to prepare and assemble accurate and well-organized comprehensive cost estimates and proposals in a timely manner for Stipulated Price, Cost-Plus and Design Contract formatted projects.
- Refer to previous projects of similar nature for cost comparison and post-completion cost analysis.
- Understand proprietary contractual terms and conditions.
- Provide clear and detailed quantity take offs.
- Coordinate with the Preconstruction & Design Coordinator and/or Project Manager on all changes in scope, questions, or clarifications regarding the work, during the bidding process
- Act as a resource to preconstruction and project management during the award / start-up phase to clarify considerations in the estimate including materials and methods of construction.
- Organize sub-contractors’ quotations and negotiate to ensure quotations meet contract documents.
- Prepare project budgets and schedules of values.
- Monitor progress, requisition change orders, and identify any potential risks.
- Ensure site personnel are provided with proper documentation related to the project.
- Act as a resource for project management by providing cost information and developing cost estimates for changes in the work, during different construction phases.
- Review budget and project profitability status and goals with the project team as required.
- Work with and address concerns of field personnel.
- Provide and maintain unit pricing and database for material and labour costing.
- Seeks input on corrective measures to continuously improve the identification and accuracy of cost figures.
- Monitors industry trends and product availability to pay the best price for company goods and services without sacrificing quality or delivery times.
- Build long-term relationships with vendors in the industry.
- Identify and research potential trade partners as requested by Rescom Residential team.

**Project Coordination**:

- Support the Project Manager in coordinating, participating, and managing all project documentation utilizing Procore project management software.
- Maintain the tracking system of action items and follow up with the Project Manager to ensure timely response and/or action.
- Data entry and administration of submittals and shop drawings in project management software
- Create, review and track RFIs
- Review and track project schedules
- Preparation of change orders
- Ensure that subcontracts are executed in full prior to the subcontractor commencing on site activities.
- Create, review and track subcontracts and report any variances to the project team.
- Create and update contact lists
- Document meeting minutes and notes
- Involved in all facets of project closeout, including archiving documents, maintenance and warranty manuals, deficiencies and warranty work
- Work with the HSE Manager to document and file safety related items

**Required Experience and Education**:

- Graduate of a recognized engineering, architectural, or construction management program. Minimum 3 years experience working in the construction field in a similar or related position.
- Ability to work in an office and in the field in a fast-paced environment with variable working hours.
- Enjoy various challenges with a multitasked position from sales through to the completion of a building project.
- Previous experience estimating custom projects in the 5 million dollar range.
- Experience constructing energy efficiency and performance buildings is considered an asset.
- Experience with estimating software and spreadsheet design.
- Ability to use CAD or BIM programs or other architectural software considered an asset.
- Exceptional communication, interpersonal and leadership skills.

**Salary**: $75,000.00-$100,000.00 per year
