**On-site Resident Manager** required for apartment complex in **Southdale** area. We’re looking for a self-starter who can utilize common sense and judgment in day-to-day matters preferable with experience in multi-family properties and who possesses good communication, organizational and decision-making skills.

Responsible, under the supervision of the Director, Multi-Family Properties, for all aspects of the operation of the property, including but not limited to the general maintenance and administration of the property; to respond to and resolve tenant requests in an efficient and timely manner; provide liaison between tenants and Head Office; to lease suites at rents determined by the Company with a goal to obtain and maintain 100% occupancy levels; and to ensure that the tenants are provided with a clean and safe community that is maintained at all times in a good physical condition.

**Duties and responsibilities include, but not limited to**:

- Lease residential units including interview prospective tenants, show suites, prepare and complete all necessary paperwork, and all other duties related to leasing.
- Accept rents and collect delinquent accounts (including contacting tenants evenings and weekends) and submit to the company in a timely manner.
- Respond to tenant concerns and/or requests for maintenance in a timely and professional manner.
- Deliver notices and lease renewals to tenants as requested or directed.
- Carry the company’s cell phone and be available to respond as needed during regular working and scheduled on call hours.
- Complete a daily walk through of the property. Record deficiencies and take the necessary action to correct.
- Coordinate move-ins and move-outs of tenants including the completion of ingoing/outgoing suite condition reports, arrange for the cleaning and/or maintenance (if necessary) of vacated rental units and all other duties related to move-ins and move-outs.
- Inspect vacant units to ensure ready for leasing.
- Administer and control parking areas including issue warnings and/or call tow truck when necessary and prepare and maintain a tenant parking stall list.
- Control and maintain all inventories required to provide efficient operation of the property.
- Prepare and maintain key control.
- Maintain cleanliness in all corridors and all public areas in and around all apartment blocks and grounds.
- Perform minor maintenance.
- Check emergency lighting and fire extinguishers and complete log sheets.
- Complete or assist in equipment testing as required.
- Provide relief duties of the Company’s multi-family properties as scheduled and directed by the Company.
- Complete all required paperwork and perform other duties as assigned.
- Must live on site.
- Criminal record, child abuse registry checks required.

**Job Types**: Full-time, Permanent

**Salary**: $38,000.00-$42,000.00 per year
