**Building Manager (P/T)**
Toronto United Church Council is seeking part-time (up to 20hrs/wk) building managers on a contract basis to work on individual church buildings across the Greater Toronto Area. This position is a key member of the Building Operations team at TUCC. We are seeking individuals with 1 - 2 years' experience in building and rental management.
As a building manager you will work collaboratively in a team environment while focusing on the specific projects assigned to you. Your work results are expected to make a direct and positive impact on the overall functioning of the buildings in your care.

**Responsibilities**
**Building Management**
- organise the preparation, setup and maintenance of building access schedules (scheduling management) (operation of security system is possible)
- define and maintain all service maintenance & monitoring schedules, with attention to upcoming deadlines, and make first preparations for the carrying out of required maintenance, service and tests.
- carry out assigned checks and tests and maintain records of those and all other checks.
- liaise with trades and service providers, including caretaking services
- regularly tour the building, noting and reporting necessary repairs, faults etc.
**Rental Management**
- ensure that the buildings’ available spaces are accurately listed on TUCC’s rental platform and in the scheduling system
- receive and monitor rental requests for the assigned sites
- where required, accompany first-time renters on building tours.
- negotiate rental/lease agreements
- act as the primary contact for renters and tenants
- manage hosts to carry out safety / greeter / light custodial duties for 1-off events
- recruit (if required), manage custodian and other suppliers to service the building (short-term and long-term)
- prepare and maintain required documentation (contracts, invoices, etc)
**Finance**
- ensure that all rentals and service level contracts are processed.
- prepare annual budgets and financial reports as necessary
**Security**
- Monitor security systems throughout the property site
- Continuously review existing security infrastructure to ensure most effective system is installed
**Requirements**:
- Comfortable using a computer, cellphone and willing to learn new computer software.
- Personable and friendly demeanour.
- Willing to support visitors and/or building users and answer any inquiries.
- Works well in a team and can work independently.
- Ability to read and interpret various documents.
- Able to work evenings and weekends, as required.
- Previous custodian and/or key holder experience is preferred.
- Ability to lift 25lbs or more.
- Valid driver license and access to a car
**Background**
The Toronto United Church Council works with the church community to connect resources with ministry, offering access to professional advice, financial support and leadership development. As part of its growing range of services in the field of property management, TUCC has entered into agreements for the direct management of several church sites across the GTA. A major emphasis will be on ensuring that these properties generate sufficient funds to maintain the building while also serving the wider community. These and potentially other properties under management will be considered as a unified portfolio, allowing a rich offering of rental and event space to a broad market.
