Vice President of Finance

Edison Properties provides property management services to Appleton Holdings Ltd., a company that has been in business for over 50 years providing apartments for rent ranging from cozy and comfortable bachelor apartments to luxurious penthouse suites in the Winnipeg market. **Responsibilities Include**:
**Strategy**
- Lead the development of the Long-Term Strategic Plan and Annual Operating Plan, ensuring alignment with the organization’s mission, vision, values, and risk appetite.
- Provide input to decisions related to strategic and operational execution ensuring alignment with long-term strategic objectives as well as annual operating goals.
- Advise the President/CEO, Board of Directors and other key members of the senior leadership team on financial planning, budgeting, and cashflow matters.
- Collaborate with the Senior Leadership Team in identifying opportunities and risks to achievement of strategic objectives.
- Develop and utilize forward-looking, predictive models and activity-based financial analysis to provide insight into the o organization’s operations and business plans.
- Develop, implement and maintain an enterprise risk management program
**Budgeting, Reporting, and Analysis**
- Execute the annual budget planning cycle for operations and capital and ensure alignment with operating plans.
- Develop regular reporting including key performance metrics, monthly, quarterly, and annual financial results and forecasts by property and on a consolidated basis.
- Prepare and present internal and external memos and performance reports with management analysis, to the Board of Directors, Senior Leadership Team and other stakeholders as required.
- Analyze business initiatives considering financial constraints and business strategy.
**Create and Maintain Financial Policies & Procedures**
- Ensure appropriate internal controls, policies and procedures are developed to mitigate financial risks within approved risk tolerance.
- Support adoption and compliance to policies and procedures through change management, communication, monitoring, and reporting systems.
**Accounting and Administration**
- Oversee the management of all transactional streams including contracting and procurement, accounts payable, accounts receivable, and payroll.
- Ensure accounting and reporting compliance with GAAP.
- Manage the external audit process.
- Develop efficient, effective financial accounting and reporting processes to support the delivery of timely and accurate information upon which to base decisions.
- Oversee internal and external IT infrastructure and support services as well as general office administration.
**Finance/Treasury**
- Manage cash flow planning and ensure availability of funds as needed.
- Work directly with banks, brokers, and investment managers to ensure assets are invested in accordance with the company’s policy and acceptable levels of risk.
- Oversee and execute financing strategies and activities, including arranging and monitoring credit facilities and mortgage financing.
**Corporate Policy and Investor Relations**
- Remain up to date on leading practices and federal and provincial law regarding multi-residential properties.
- Prepare various analysis and reports required by investors and corporate development efforts.
- Establish investor distribution formulas and oversee the preparation of the investor distributions.
- Communicate directly with investors on financial matters of interest.
**Insurance/Legal/Regulatory Affairs**
- Manage the company’s insurance program and legal affairs.
- Review contracts and ensure legal and regulatory compliance.
- Ensure compliance with respect to corporate income taxes, sales tax, payroll deductions and all remittances for the company and its related sister companies.
**Management & Leadership**
- Provide day-to-day leadership to internal staff as required.
- Build, manage, and maintain a high-performance team through effective talent recruitment, coaching and development, and demonstration of Edison’s Purpose and Values.
- Set high standards, establish accountabilities, and measure performance consistent with Edison’s Purpose and Values.
- Collaborate with cross-functional teams.
- Communicate with teams regarding changes in process, updates, reports, feedback and relevant issues.
**Qualifications and Experience Required**:
- A post-secondary education in accounting or business. Chartered Professional Accountant (CPA) designation is required.
- At least 10 years of senior-level finance leadership is required.
