**LIVE- OUT PART-TIME/CASUAL RESIDENT MANAGER - Role Description**

Holt Meadow Group is looking for a part-time/casual live-out Resident Manager/Maintenance Person to attend **weekly** to general duties as outlined below:

- Exterior lawn areas to be checked and cleared of debris
- Respond to after hours emergencies as needed
- All emergencies, incidents, and personal injuries must be reported immediately, according to the Emergency/Incidents Escalation Protocol
- Perform minor repairs to the common areas as required (i.e., replace burned light bulbs, damaged locks, etc.). Those of a complex nature are to be handled by professional contractors with the authorization of the Operations Manager
- Assist in the supervision of contractors and suppliers while on the property. Any areas of concern should be brought to the attention of the Property Manager and/or Operations Manager immediately.
- Perform all regular mechanical maintenance inspections and preventative maintenance of equipment as required. Complete maintenance and fire safety logs as required
- Check mechanical and electrical rooms
- To be familiar with and monitor the following building systems:

- emergency lighting and test monthly
- corridor ventilation
- interior/exterior lighting and electrical timers
- fire alarm systems
- sprinkler systems
- fire extinguishers
- common area baseboard and forced air fan heaters
- security systems

**Vacant Apartments / Leasing Requirements**:

- Perform all minor maintenance in vacant apartments and make them ready for prospective Residents to a standard acceptable to, Holt Meadows Group in its sole discretion
- Assist and arrange with prospective Residents to view apartments, as per an assigned schedule
- Complete “In” and “Out Inspection” forms for each Tenant moving in or out of the property, on as needed basis, on assigned schedule and as directed by the management. Complete forwarding addresses are required on move out inspections
- Maintain the log of showings, calls, inquiries for vacant units on assigned schedule

**Job Types**: Part-time, Casual
Part-time hours: 20 per week

**Salary**: $23.79-$50.44 per hour

Flexible Language Requirement:

- French not required

Schedule:

- Monday to Friday
- Weekends as needed

Supplemental pay types:

- Bonus pay
- Overtime pay

**Experience**:

- Resident Management: 5 years (preferred)

Work Location: On the road

Expected start date: 2023-09-01
