He/she will be assigned several properties to manage on an on-going basis, which will require travel time for site visits and handovers. In addition to managing the day-to-day operations of each property, the property manager will negotiate air bnb listings, lease contracts, enforce rental agreements, oversee maintenance, and attend board meetings.

**Objectives of this Role**
- Forge relationships with management and property owners, contractors, and building occupants, executing proactive oversight, maintenance, and problem prevention and effective resolution.
- Working experience with Landlord and Tenant Board, serving tenants with requisite forms and timely notification of the same, liaising with accounting, revenue control, leasing, and tax departments, and various other professionals in effectively resolving tenant issues, disputes, and contracts
- Understand and maintain urban and sub-urban buildings (mix of commercial and residential units) by contracting for repairs and service, in order to competently manage the properties.
- Efficiently manage reporting for business subsidiaries, schedule expenses, initiate corrective measures, and prepare reports by collecting, analyzing, and summarizing data to share with Directors in excel.
- Provide stellar customer service and support by being available during and after business hours for any on-call situations that may arise and need to be addressed, in a timely and effective manner while complying with federal, provincial, and municipal regulations.

**Daily, Weekly and Monthly Responsibilities**
- Taking pictures of properties for rent, highlighting most attractive features of the properties and the land to entice potential short and long term rentals
- Uploading pictures to all popular social media sites in order to garner the most attention on air bnb and other platforms.
- Re-posting Ads, minimum of 1 repost a week to rent out said properties in a timely manner.
- Responding to questions regarding the postings in a timely manner.
- Preparing accurate reports for business subsidiaries and sending to Directors on an on-going basis for review and follow up.

Aiming for 100% occupancy of designated properties through either short-term (AirBNB) or longer term rentals.
- Troubleshooting and responding to after-hours issues regarding the properties
- Perform regular site visits, to ensure properties are well maintained and compliant with all by-laws per municipality.
- Supervise all on-going and future maintenance/construction work performed by external contractors.
- Collect, scrutinise and have on file (ready on demand for spot-checking - both hard and soft copies to be maintained on site) any and all licenses and certifications for contractors and vendors being used.
- Manage daily property requirements and maintain long-range capital improvements planning through regular inspections of property for damage, contractor effectiveness, and areas of improvement
- Work cooperatively with vendors and contractors, with tenant coordination, to expedite the completion of work, and be prepared to respond in emergency and crisis situations
- Manage and plan property operating budgets, controlling property income and expenses, and complete required reports including weekly, monthly, quarterly leasing, variance, and capital reporting
- Attend board meetings and present routine reports, including activity reports, variance reports, property inspections, roof inspections, and lighting reports
- Preparing all lease-related paperwork in a timely and accurate manner
- Analyzing problems with properties and finding the best solution for the tenant and property owner
- Ensuring timely collection of rents and fees
- Overseeing the installation, maintenance, and repair of equipment and machinery on site.
- Serving as a point of contact between the property owner and renters
- Effectively monitor employee performance KPIs of other businesses under the same ownership and prepare management reporting and feedback for improvement

**Skills, Qualifications and Licensing**
- Bachelors degree Preferred.
- Knowledge of provincial and federal property regulations and lease agreements etc.
- Knowledge of contractor certifications and licenses
- Hands on (working knowledge) of basic property maintenance skills.
- Stress-management, time-management, and problem-solving skills
- Thorough understanding of creating and maintaining budgets
- Ability to travel and work a fixed and sometimes unpredictable schedule to ensure the job gets done.
