**Job Title**: Leasing Agent

**Reporting To**: Vice President, Property Management

Mastercraft Starwood is a leading residential real estate developer and property management company in Ottawa and Toronto. Mastercraft is developing a new generation of purpose-built rental buildings which are state of the art, transit oriented, energy efficient under the SoHo brand.

We are looking for an enthusiastic, professional **Leasing Agent** to assist us with the marketing and lease up of our newly built SoHo Italia flagship 30 storey tower in Little Italy Ottawa (Carling and Preston Street) that will be in pre-leasing in Summer 2023 and available for occupancy December 2023. This individual must have a passion for sales and marketing and will be accountable to maximize revenue and minimize vacancies. Top applicants are proficient multitaskers, organized, and have strong people skills.

SoHo Italia’s outstanding location will feature affordable rental suites that accommodate different lifestyles and budgets, hotel quality amenities, and offer an elevated service experience through technology and lifestyle programming. **Duties & Responsibilities**:

- Market & attract potential tenants through multiple online platforms to increase traffic and build awareness about the property.
- Respond to tenant prospects about rental units in an immediate, professional reply, while tracking all communications with appropriate follow-up for leads.
- Tour prospective residents through the building, amenities, and model suites for lease; maintain a comprehensive knowledge of the product including availability of suite types and layouts.
- Screen prospective residents to determine their needs and suitability as tenant applicants; obtain credit checks, previous landlords’ references, and check employment history to assess tenant prospects and minimize occupant rental risks.
- Be client focused, advocate and communicate a positive image of the company, both internally and externally.
- Provide detailed presentations to prospective tenants and work with the Marketing Dept to keep presentations current.
- Have answers to any questions perspective tenants may have or find an appropriate response in an applicable manner.
- Report on progress and status of lease up campaign.
- Conduct regular market surveys of comparable properties to stay on top of market trends.
- Liaise with other members of the leasing, sales & marketing, and property management team to update advertising, social media, and signage for the property.
- Liaise with tenants to provide information and address complaints and concerns before & after move-in; follow up with new residents to ensure satisfaction with their suite.
- Develop and maintain relationships with local community organizations and businesses continually.
- Complete a walkthrough of units turning over & report any work or deficiencies that need to be addressed prior to new rental agreements.
- Take accountability for decisions made and conduct oneself in a respectful and ethical manner in representing the company’s interests.
- Other duties and projects as assigned by the Vice President, Property Management.

**Qualifications**:

- Proven experience as a residential leasing agent or a similar role in the real estate industry
- Must have understanding of all applicable laws, legislation and rights concerning resident/landlord relations.
- Experience in residential property management, hospitality, seniors housing, real estate sales or marketing.
- Excellent oral and written communication and presentation skills; ability to develop and sustain cooperative working relationships with prospects, residents, and internal staff.
- Ability to work under pressure and manage tight deadlines while achieving quality results.
- Ability to take initiative and work independently with _mínimal direction_ and respond effectively to issues that arise.
- Computer Skills - Advanced skills in Excel, Word, Outlook and proficiency with MRI/Yardi, Zoom, Teams.

**Job Type**: Part-time, contract role which, _could_ turn to permanent employment

**Salary**: Base wage + Commission

Pay: $40,000.00-$60,000.00 per year
