Purpose:
The Team Lead, Residential Leasing II will be responsible for delivering an effective leasing program to maximize revenue and deliver exceptional customer experience for an assigned client portfolio. They will facilitate all onboarding/training initiatives of the SKPM leasing program and will lead the onsite leasing team functions within a client portfolio. They will oversee, support, and coach Residential Leasing Specialists within their assigned portfolio.
Main Responsibilities:
Training & Development:- Technical expert on all platforms utilized for leasing (Property Vista, Yardi, etc.).
- Training, onboarding & development of all team members (Residential Leasing Specialist and on-site Residential Operation employees).
- Provide administrative support to the Leasing team.
- Delegate in-house leasing with on-site Residential Operations team members.
- Quarterly training with on-site team members on “basics” of systems.
- Provide day-to-day support for Residential Leasing Specialists and Resident Managers.
- Facilitate onboarding and continued training requirements of all leasing team members in accordance with company policies and procedures.
- Determine leasing opportunities for Residential Leasing Specialists and work on goal setting, as well as improving the performance of each team member.
- Manage Leasing challenges in respect to specific units, properties, portfolios, regions, etc.
- Collaborate with the Residential Operations team in relation to the leasing workflow.
- Participate in regular building walk-throughs and inspections; provide feedback to Senior Manager, Residential Leasing, and work closely with the Residential Operations Team on solving identified concerns or opportunities.
- Assisting with challenging applications, clients, admin-related support, etc. for the Leasing & Marketing team and the on-site Residential Operations team. Work closely with both departments throughout the lead-to-lease process.
- Assist with on-site leasing when required within the following areas:
- Act as a “floater” Residential Leasing Specialist as needed.
- Assist the team with open houses.
- Provide remote leasing support during absence of on-site Residential Operations team members.
- Prepare monthly and weekly price & promotion recommendations. Input all recommendations into the appropriate systems.
- Enter weekly Yardi and Teams updates for price & availability.
- Create a monthly open house schedule by identifying high-vacancy properties.
- Strategically schedule based on suite completion times for short-turnover times.
- Ensure weekly leasing reports are updated.
- Confirm the required reporting is submitted to Senior Manager, Residential Leasing.
- Complete suite & building inspection reports.
- Submit weekly leasing summary reports to Senior Manager, Residential Leasing.
- Oversees submissions of required quarterly and monthly reports as well as market surveys.
- Compiles information related to marketing requests and changes and reports to leasing & marketing manager.
- Additional duties assigned by Senior Manager, Residential Leasing.
- Post-secondary degree or diploma is required.
- Prior leasing experience preferred.
- Prior customer service experience preferred.
- Prior property management or real estate experience preferred.

- Superior verbal and written communication skills.
- Problem solving skills.
- Ability to interact and develop cooperative relationships at all levels.
- Ability to work under pressure and possess good judgement.
