Overview:The Maintenance Manager is responsible for all engineering/maintenance operations, including maintaining the building, grounds, mechanical equipment, guestrooms and utility systems in excellent condition. Accountable for managing the maintenance budget, preventative maintenance and energy conservation.
Duties:- Supervises and assists maintenance staff/contractors in the maintenance and repair of plumbing, hotel rooms, A/C and heating, ice machines, swimming pool, lighting, kitchen equipment, refrigeration, laundry, emergency generators, switch rooms, etc.
- Ensures all maintenance and repairs are completed on a timely, cost-effective basis and according to specifications.
- Orders necessary materials and tools for repairing equipment and keeps within budgetary guidelines.
- Maintains an ongoing preventative maintenance program for the hotel.
- Responsible for administering and documenting equipment preventative maintenance and guest room preventative maintenance.
- Responsible for the safety of the department and the building.
- Responds quickly to guest requests in a friendly manner. Follows up to ensure guest satisfaction.
- Provides a professional image at all times through appearance and dress.
- Follows company policies and procedures and is able to effectively communicate them to subordinates.
- Aggressively recruits and staffs department using company hiring standards (i.e. behavioral questioning, reference checks, evaluations and team interviews). Reviews performances and assists in career development.
- Conducts fire drills, training classes regarding safety, security, department procedures and service guidelines.
- Ensures hotel is in compliance with all federal, provincial and local laws, including Health and Safety, ESA, Human Rights etc.
- Ensures all fire and safety inspections are completed and any discrepancies are corrected.
- Personal vehicle to travel locally or to other locations is a primary job duty.

Health & Safety- Because safety is a management responsibility, department managers are held directly accountable for safe work practices and control of physical hazards in their areas.
- Establish and enforce all safety policies and procedures. Ensure that an employee complies with OHSA and its regulations. Correct any employee who is observed breaking a safety rule. Any employee who continues to violate safety rules should be disciplined immediately.
- Ensure that all employees use or wear any equipment, protective devices or clothing required under the Health & Safety Program.
- Investigate all employee accidents thoroughly and immediately. Get the facts from the injured worker and witnesses and fill out necessary accident report forms promptly and completely. These forms should then be submitted to Human Resources for processing.
- Insist on good housekeeping and enforce the “Clean as You Go” practice.
- Maintain active involvement in the accomplishment of the accident prevention and reduction objective. Take every precaution reasonable in the circumstances for the protection of employees.
- Promptly respond to all work order requests from the Health & Safety Committee or management on a priority basis. Establish a method for flagging Safety/Security work orders.
- Complete and keep current evacuation plans for guests and employees.
- Maintain an up-to-date Emergency plan and supervise fire drills, for each shift. Inspect fire protection systems in accordance with hotel engineering procedures, and manufacturers’ recommendations.
- Participate in the Health & Safety Committee and provide technical assistance.
- Inspect the property monthly or as often as necessary to ensure compliance with Federal and Provincial Health & Safety regulations.
- Establish written emergency procedures for fire, power failure, water and gas line ruptures, and severe weather conditions.
- Accompany inspectors, insurance representatives, the local fire marshal, or other officials on inspections of the property.
- Perform/ensure annual inspections of all safety equipment conducted. Conduct regular (at least annually) fire drills.
- Maintain copies of all fire inspection reports, both from insurers and fire marshals.
- Maintain a list of primary contractors used in all phases of original hotel construction (plumber, electrician, etc.), as well as those used for any subsequent renovations or repairs.
During major renovations and construction work, the Maintenance Manager will be responsible for controlling the activities of the Contractors and enforcing safe work practices.
Qualifications:Education/ Experience: High School diploma or equivalent. 3+ years progressive maintenance experience in a supervisory role. Working knowledge of electrical and mechanical systems. Working knowledge of various computer software programs (MS Office).
Certification and/or License Requirement: Maintenance Management Professional; Certified Maintenance Manager, Valid provincial driver’s license.

- Carrying or lifting items that weigh approximately 100 pounds occurs often.
- Reading and writing abilities are utilized some of the time when having to receive written instructions, or to document the progress of certain repairs.
- Basic mathematical skills are used some of the time.
- Ability to travel regularly/operate own vehicle.
