Job Description Summary
The Project Director is responsible for overseeing the Project & Development Services on behalf of the client, utilizing established processes and communication deliverables. The Project Director provides diverse project management support functions for projects, including but not limited to: overseeing and maintaining project schedules, obtaining financial and scope approvals, documenting and relaying scope or budget changes, issuing drawing revisions and specifications to clients and vendors, distributing status updates, managing and tracking progress between the client, architect, contractor, and other key stakeholders.Job Description
Major Responsibilities
- Manage phases of the project and collaborate closely with Design and Leasing to support the project.
- Ensure all project stakeholders understand project goals, assumptions, constraints, approval requirements, and deliverables.
- Procure and manage architects, engineers, general contractors, and subcontractors, as well as specialty vendors.
- Provide exceptional customer service to internal and external colleagues.
- Represent the company and client in all communication and meetings.
- Operate with a high sense of urgency and notify appropriate parties promptly of any project issues, delays, or changes.
- Establish and maintain client satisfaction through performance goals, deliverables, and value-added services.
- Read and understand documents defining the project, including but not limited to: agreements, leases, work letters, project charters, surveys, budgets, schedules, and architectural drawings.
- Enter project status updates every week and correlate schedule dates.
- Monitor email and voicemail accounts on both CW and EJ systems daily.
- Attend all team, project, and client-initiated meetings.
- Prepare project status reports, process purchase orders, update tracking reports, and maintain files for due diligence and financials.
- Support financial aspects of the project, including budget preparation and adherence, overseeing bid selection and qualification processes, qualifying and reviewing change orders, and tracking cost savings.
- Higher Scope and Project Complexities
- Identify and propose solutions for project and program challenges.
- Manage vendor relationships and project updates.
- Support the execution of process improvements and documentation.
- Be responsible for communication flow and documentation control for all relevant project materials.
Qualifications/Competencies
- 5-7 years of directly related experience in a similar project management role or industry-related experience in Canada and the US.
- Ability to complete tenant improvements and relocation projects.
- Base building construction knowledge is an asset.
- Exceptional client relations and client/team management skills are required.
- Advanced analytical and quantitative skills.
- Ability to read and understand architectural drawings.
- Knowledge in leases, contracts, and construction practices.
- Superior oral and written communication skills in both English and French.
- PMP and/or LEED AP are an asset.
- Engineering, design, or facilities management background is an asset.
- Software competency: Microsoft Office Suite, including Word, PowerPoint, and a strong understanding of Project and Excel.
