What Your Day Will Look Like

As a Maintenance Technician, you will be responsible for the general maintenance and repair of all suites, common areas, and mechanical areas within the complex. You will report directly to the Property Manager.

Hours of Work: Full-time day hours Monday-Friday, with emergency after hours on-call required. Scheduled on the on-call rotation list.

On Call: Scheduled on the on-call rotation list. You will receive minimum 4-hours compensation for each week you are on the on-call schedule. In addition to this, for each call-out that occurs where you must attend a job site, you will receive minimum 4-hours compensation at your regular rate. For every on-call hour, you will earn paid vacation at a rate of 4%. You will also receive 3 additional vacation days annually.

Work Location: Property assigned. Cross-training at all Southwest Properties buildings for on-call purposes.

What You'll be Responsible For

Maintenance and Repair

  • Conduct all regular day-to-day maintenance and repair of equipment within the complex, including suites, common areas, and mechanical areas. Effectively troubleshoot minor maintenance issues that may arise.
  • Ensure plumbing, electrical, and mechanical systems are maintained in proper condition.
  • Working with the HVAC Technician, ensure regular preventative maintenance of building systems and controls. Conduct daily checks of the complex and report any issues to the HVAC Technician.
  • Maintain positive resident relations by scheduling maintenance operations appropriately.
  • Ensure all areas are cleaned thoroughly once job is completed.
  • Assist with snow and ice removal as required.
  • Conduct turnover repairs and painting as required.

Maintain Inventory

  • Track and maintain all tools to ensure stock levels remain adequate.
  • Order and pickup maintenance and shop supplies as required, with assistance from the Property Administrator.

Safety and Security

  • Ensure proper occupational health and safety codes are followed at all times.
  • Respond to and troubleshoot all alarm situations.
  • Ensure annual inspections and required reports are completed on time, and resulting required work is carried out.
  • Maintain an active membership on the Joint Occupational Health and Safety Committee.

Coordinate Contractors

  • Professionally liaise with contracts and sub-trades, scheduling contract work as required and ensuring work is completed to Southwest standards.
  • Ensure the interior and exterior of all public areas are painted as required, are in a good state of repair, and are kept clean.
  • Ensure any trades or contractors entering the complex are given appropriate instruction prior to work completion, and follow up to ensure all work is completed.
  • Ensure all amenities are maintained (e.g., pool and hot tub).

Administrative

  • Ensure the full completion of all work orders and painting lists.
  • Recommend cost savings initiatives.
  • Ensure proper completion and distribution of turnover forms and work orders, tracking in Yardi daily.

Your Environment

On a daily basis, you may encounter high levels of dust and dirt, extreme temperature fluctuations, and exposure to chemicals and electrical equipment. You will be required to adjust to many different working conditions including standing for long periods of time, climbing stairs, heavy lifting, confined spaces, heights, loud noises, and repetitive movements.

On a regular basis, you will utilize various hand tools, power tools, ladders, and building monitoring systems. Weather and resident restrictions are factors in the completion of duties.

Our ideal candidate has 3-4 years in a similar role, with an aptitude for general maintenance, carpentry, and plumbing. Building Systems Control and/or Apprentice Certificate is considered an asset.

  • Ability to quickly and efficiently troubleshoot maintenance problems and recommend and implement solutions.
  • Knowledge of budgeting.
  • Exceptional customer service.
  • Ability to perform assigned duties with minimal supervision.
  • Strong supervisory skills.
  • Strong multitasking and organizational skills, with a proven ability to plan, organize, and prioritize work.
  • Strong attention to detail with a high level of quality.
  • Proficient computer skills including Microsoft Office.

Position requires: Criminal Records Check Completion, Valid Drivers License, WHMIS, and Fall Protection.
