Job Overview

We are seeking an experienced Managing Broker to lead and oversee the presale marketing and sales operations for our real estate projects. The successful candidate will be responsible for ensuring compliance, enhancing sales strategies, managing brokerage operations, and building solid relationships with clients, developers, and agents.

As a key player in our organization, the Managing Broker will support our vision to drive exceptional results and innovation in presale marketing. We seek an experienced managing broker to lead and oversee our real estate projects' presale marketing and sales operations.

Key Responsibilities

  • Brokerage Leadership :
    Manage all aspects of brokerage operations and ensure compliance with provincial regulations and standards, including the Real Estate Services Act of British Columbia.
  • Team Management & Development :
    Recruit, train, and mentor a team of real estate agents, ensuring high standards in sales performance, client service, and compliance.
  • Sales & Marketing Strategy :
    Develop and execute effective sales strategies for presale marketing, including market research, pricing recommendations, and competitive analysis.
  • Client Relationship Management :
    Act as the primary contact for clients, including developers and investors, fostering strong, lasting relationships and addressing client needs or concerns.
  • Project Management :
    Oversee marketing timelines, coordinate with sales and project teams, and ensure timely updates and reporting to clients and stakeholders.
  • Regulatory Compliance :
    Ensure all transactions, documents, and agent activities comply with provincial real estate regulations, company policies, and requirements of the Real Estate Development Marketing Act (REDMA) . This includes overseeing the preparation, filing, and distribution of Disclosure Statements and monitoring project milestones and amendments as required by REDMA.
  • Financial Oversight :
    Monitor budgets, sales targets, and project profitability;
    provide insights to optimize financial outcomes for projects.
  • Market Insights & Reporting :
    Provide regular market insights and forecasts, track sales performance metrics, and deliver detailed reports to senior management and stakeholders.

Qualifications

  • Licensed Managing Broker in British Columbia, in good standing.
  • 5+ years of experience in real estate brokerage management, preferably in presale marketing or project sales.
  • Proven track record of success in managing and training a team of agents, meeting sales targets, and building client relationships.
  • Strong knowledge of the British Columbia real estate market, particularly in presales and new construction.
  • Exceptional communication skills with the ability to liaise with high-profile clients and stakeholders.
  • Strategic mindset focusing on sales growth, operational efficiency, and innovative marketing tactics.
  • Analytical and financial acumen for managing budgets, setting pricing strategies, and analyzing market data.
  • Thorough understanding of REDMA and commitment to maintaining full compliance in presale activities.
