About The Opportunity


Reporting to the Senior Development Manager, the Senior Development Analyst will support the development team through all phases of residential and mixed-use projects in Vancouver. You will create and maintain dynamic financial models, conduct feasibility studies, and prepare pro forma analyses to assess project viability. Your role involves working closely with development, construction, marketing, finance, and legal teams to ensure accurate financial analysis throughout the project lifecycle. You will perform sensitivity analyses, develop scenarios to assess risks and opportunities, and provide regular updates and variance analysis to senior management.


You will collaborate with external consultants, appraisers, and financial institutions to validate financial assumptions. You will lead the appraisal process, loan monitoring, and property tax reviews, while preparing monthly and quarterly reports for internal and external audiences. You will also prepare pitch books and presentations to summarize development opportunities for equity partners, community leaders, and other stakeholders. Acting as the main point of contact for capital partners’ analysts, you will address all financial analysis questions and explain assumptions and components of each development pro forma.


What Sets You Apart


The ideal candidate will possess a Bachelor’s degree in a relevant field and/or progression towards a CFA designation coupled with hands-on expertise in real estate development. Your strong written and oral communication skills are pivotal, complemented by a robust ability to conduct comprehensive financial proforma analyses. This includes tackling highly intricate development proformas, project budgets, forecasts, and returns, as well as evaluating prospective deals with complex structures. Your talent lies in distilling complex issues into clear, actionable insights, supported by a solid understanding of real estate development economics and business concepts. Local market knowledge, including familiarity with public agencies, and consulting contacts, is advantageous. Additionally, your proficiency spans MS Excel for detailed financial modeling, alongside a strong working knowledge of Argus Developer.

The expected base salary range for this role is $90,000 to $120,000. Actual offered salary will depend on experience, skills, qualifications and internal equity. In addition to base pay, eligible employees participate in incentive compensation plans, based on individual and business performance as well as a comprehensive range of health and wellness benefits.
