About the Role:
Fitzrovia is seeking a Leasing Manager who will be responsible for coordinating the community’s leasing and renewal strategies to achieve budgeted occupancy, revenue, and resident retention goals by performing all activities related to leasing. The Leasing Manager is responsible for providing exceptional service to our community residents, future residents, vendors, and the corporate management team. As with all Fitzrovia roles, the successful candidate should be open to new ideas and have a desire to push industry boundaries and challenge the status quo.
The Leasing Manager should remain informed about current market and sub-market conditions and will have a positive effect on the community’s occupancy and leasing results. They will work to develop and implement short- and long-term marketing plans and follow the community’s established policies related to concessions, specials, and other programs.

Key Responsibilities:
- Perform all leasing activities to achieve the community’s budgeted revenue and occupancy goals
- Be well versed with Fitzrovia’s lease document and the Ontario Standard Lease
- Explain lease information to residents and prospective renters
- Utilize the on-site property management software to track apartment availability, manage resident and prospect data, and capture critical demographic details and other information about existing and future residents
- Ensure all traffic is managed expeditiously and effectively in our CRM property management system
- Ensure the community and model units meet the Fitzrovia standards for show quality
- Manage the renewal process including resident communication and all documentation e.g. rental increase notice forms
- Walk suites prior to occupancy by resident to ensure they are made-ready to Fitzrovia standards
- Review leasing paperwork, audit lease files, and monitor all leasing workflow requirements
- Respond quickly and courteously to resident and colleague concerns and questions, take prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s)
- Submit daily, weekly, and monthly leasing reports as required
- Track and evaluate advertising and prospect traffic and provide constructive feedback to the marketing team
- Train, motivate, and develop leasing personnel in accordance with company policies and procedures
- Prepare marketing plans, leasing strategies, and advertising proposals in collaboration with the Property Manager
- Maintain professional communication with residents, applicants, and other representatives
- Discuss property issues, leasing objections, and potential liabilities, bringing forward recommendations for solving such issues to Property Management team
- Determine leasing opportunities for leasing team, work on goal setting, and improving the performance
- Analyzing shop program results, distribute completed evaluations and review areas of concern. Develop an action plan with team member addressing areas of concern.
- Develop, implement, and monitor property contests, awards, and other leasing incentives
- Prepare, maintain, and help complete resident files, always keeping accurate documentation
- Maintain Renter’s Insurance compliance per company policies and procedures
- Monitor Month-to-Month leases, complete audits, and ensure MTM lease compliance
- Ensure future residents have signed-up for utility billing prior to move-in
- Help troubleshoot property management system issues with vendor and corporate team members
- Shop competition regularly and keep abreast of local market conditions and submit Market Survey to investors and corporate team members
- Assist in the planning and execution of resident events
- Implement and maintain lease expiration matrix in accordance with established policies
Qualifications and Experiences:
- Bachelors degree, Diploma or Certificate in Business, Commerce, Finance, Real Estate or related discipline.
- 4-6 years of prior experience in a leasing, sales or related role is required
- Additional education, including a valid real estate license, will be considered an asset.
- Ability to work well under pressure and within tight deadlines.
- A strong desire to be an industry expert - data driven and base decisions off previous learnings
- An understanding of the latest industry technologies
- Team player, open to feedback, and collaborative
- Responsive – timely responses to correspondence and emails is imperative
- Flexibility – the ability to be flexible which includes occasionally working additional hours to meet company goals and deadlines
- Effective communication and customer service skills
- Ability to interact with others in a team environment
- Excellent oral and written communication skills
