Overview We are seeking a dedicated and experienced Commercial Property Manager to oversee the management of our commercial properties. The ideal candidate will possess strong organizational skills, a customer-focused mindset, and the ability to communicate with tenants and stakeholders effectively. This role is crucial in ensuring the properties are well-maintained, profitable, and meet the needs of both tenants and owners. Duties and Responsibilities Tenant relations – Serve as the primary point of contact addressing complex tenant issues and inquiries including year-end adjustments, collections, tenancy terms and conditions, and tenant improvements. Foster strong tenant relationships to enhance retention and maintain optimum occupancy rates. Leasing – Prepare Lease documents, working with prospective tenants and outside brokers and drafting renewals for existing tenants. Site Visits – Conduct regular property inspections to monitor progress on contractor goals, oversee administrative documentation, and provide updates/reports to the Broker. Customer Service – Establish and maintain strong relationships with internal and external stakeholder groups to promote trust and effective communication, enabling superior management oversight and client service. Budgeting and Forecasting – Play an active role and provide critical input into annual budgeting and forecasting activities as well as variance reporting to ensure the approved budget enables the attainment of strategic goals and objectives set for the property. Service Contracts – Negotiate, prepare, approve, and control third-party service contracts for HVAC, Electrical, Plumbing, cleaning, security, and ground-keeping. Coordinate with other Property Managers and the Broker/President to ensure that properties are maintained per Landlord specifications. Tenant Charge Backs – Coordinate tenant services, and responsible for generating required backup accounting documentation, and track chargebacks for tenant requests. Forward invoices and project documentation to accounting for invoicing. On-Call – Dealing with after-hour emergencies as a part of the on-call rotation. Other – Any other job-related duties and projects as assigned. Qualifications Minimum 3 to 5 years of work experience as a property manager or of equivalent experience. Demonstrated ability to manage multiple tasks with concurrent deadlines and time requirements. MUST have a valid Alberta Real Estate License in Property Management. Valid driver’s license and full-time access to a vehicle. Extensive knowledge of MS Excel, Word, Outlook, YARDI (or similar), and operation-specific software. Superior organizational, communication, and computer skills. CPM or RPA or working to attain is a benefit. Proficiencies Good interpersonal skills; professional and efficient. Effective communication skills (oral, non-verbal, and written). Ability to work independently as well as a team member. Strong negotiating skills. Shows initiative, enthusiasm, and dependability as well as creative thinking.
