**Position Overview**:

**Key Responsibilities & Requirements**:
**Leadership & Team Management**:

- Supervise and mentor managers, providing guidance, training, and performance evaluations to ensure team success.
- Foster a collaborative and high-performing team environment, aligning staff with company goals and standards.
- Oversee and assist in hiring, onboarding, and professional development for property management teams.

**Portfolio Oversight & Operations**:

- Manage a diverse portfolio of residential and commercial properties, ensuring operational efficiency, tenability of properties, and leasing.
- Conduct and or ensure the performance of regular property inspections and resulting maintenance, including roof assessments and compliance checks, to maintain high standards of appearance and operational excellence.
- Step in to support hands-on tasks when necessary, including minor maintenance or emergency response, demonstrating a “no-task-is-too-small” leadership style.
- Monitor and ensure the efficiency and value added work of all workers, including providing regular updates to senior leadership.

**Leasing & Tenant Relations**:

- Administer and oversee the administration of leases to ensure compliance with all requirements and obligations.
- Guide managers in conducting property showings, advertising, and marketing available properties to attract tenants.
- Oversee and ensure well functioning lead generation, lease renewals, and market analysis to optimize occupancy and revenue.
- Maintain tenant relationships, addressing escalated concerns and ensuring high levels of lease compliance and mutual satisfaction.
- Conduct and or ensure the performance of complete and fully documented move-in and exit inspections, ensuring vacant spaces remain secure and marketable.

**Strategic & Financial Management**:

- Develop and implement strategies to enhance property performance, including budgeting, cost control, and revenue growth.
- Monitor financial reports and key performance indicators, providing insights and recommendations to senior leadership.
- Oversee accounts receivable, ensuring timely collections and acceptable balances; manage default proceedings and liaise with legal and collection professionals as needed.
- Oversee and manage accounts payable, ensuring timely contractor payments and safeguarding the company’s reputation as a reliable buyer of goods and services.

**Project Management & Maintenance**:

- Recommend and oversee capital and leasehold improvement projects; manage preventative maintenance programs and negotiate cost-effective service contracts.
- Contractor Coordination: Follow up with contractors to ensure timely completion of projects, adherence to budgets, and compliance with specifications.
- Construction Planning: Plan and oversee construction or renovation projects, including coordinating with contractors and staff to develop timelines, budgets, and scope of work.
- Worker Oversight: Inspect and supervise the work of contractors, maintenance staff, and other workers to ensure quality, safety, and alignment with project goals.
- Maintenance Management: Ensure all necessary maintenance tasks for buildings are completed, including routine upkeep (e.g., HVAC servicing, Overhead Door servicing, Ect.) and preventative measures to prolong property longevity.
- Documentation & Reporting: Maintain detailed records of maintenance activities, project progress, and contractor performance.

**Additional Duties**:

- Travel to properties as needed, including overnight stays, to oversee operations or address urgent issues.
- Other duties as required and assigned

**Qualifications**:

- Education: Bachelor’s degree in business, real estate, or a related field, or equivalent experience (preferred but not required).
- Experience: Proven leadership experience, preferably in property management, real estate, or a related industry.
- License: Valid Class 5 driver’s license with reliable transportation.

**Skills**:

- Strong leadership, communication, and organizational skills; ability to manage multiple priorities and teams effectively.
- Ability to communicate effectively and professionally (both oral and written)
