About us University Planning, Design and Construction provides the University with support through the service of University Planning and Project Management, including Design and Engineering and Project Development. The team is responsible for campus master planning, space allocation, design & engineering services, costing, leasing, and all construction and renovation projects. Your opportunity Under the general direction of the Associate Director or Executive Director and working with the client, the Project Manager II (PM II) is the primary point of contact assigned to independently manage and oversee major construction and renovation projects on all three campuses at the University of Toronto. The PM II is typically assigned to complex projects with a construction value ranging from $15 million to $50 million, completed within 6 months to 2 years. Typical projects include research labs, new build projects attached to renovation of an existing building with a heritage component, projects requiring multiple levels of City approval, permits and municipal approvals, and projects involving single or dual client occupancy. The PM II consults with other unit staff but is ultimately responsible for overall implementation of projects from concept to completion, including planning, consultant selection, design, tender and contractor selection, construction, commissioning and occupancy. The incumbent prepares and reviews project documentation, manages changes in scope, identifies risks, and devises contingency plans. The PM II may also be assigned to complex components of larger projects overseen by a Senior Project Manager. Key goals include keeping the project on time and budget within the agreed scope. The PM II will have a breadth of knowledge from an engineering or architecture degree, strong technical knowledge of building systems, mechanical, electrical, and architectural structures, and the ability to review design drawings prepared by licensed engineers and architects, understanding the legislative boundaries and ethical requirements that govern these professions. This position may require travel between University Campuses and/or to consultant/supplier offices. A valid Ontario Class ‘G’ driver’s license and access to a vehicle is required. Your Responsibilities Will Include Developing project schedules including milestones, critical path, timelines, deliverables and reporting Preparing detailed analysis of all aspects and phases of construction projects from conception to completion Liaising with contacts to obtain building permits Analyzing and recommending the need for external consultants Ensuring that tendering bid documents are clear and compliant with University procurement policies Advising clients and stakeholders on solutions to capital project issues Providing detailed project information to relevant stakeholders Preparing project expense/revenue modeling, forecasting cost‑to‑completion and financial tracking Essential Qualifications Bachelor's degree in engineering or architecture, tracking towards professional licensure through the OAA or PEO, or an acceptable combination of equivalent experience Minimum eight years related experience managing large and complex building construction projects, including related experience in design and a minimum of two years of on‑site construction experience Demonstrated experience managing construction project budgets and timeline forecasts Experience with and strong technical knowledge of architectural structures, building systems, mechanical and electrical drawings Experience and proven ability to manage multiple projects within strict budget and timeline constraints Experience with and knowledge of Health & Safety regulations and legislature, including OHSA and WHMIS Experience with reviewing design drawings prepared by licensed engineers and architects, with thorough understanding of the legislative boundaries and ethical requirements governing these professions Advanced computer‑based project scheduling/management experience (e.g. MS Project) Strong computer skills, including Microsoft Word and Excel, and working knowledge of AutoCAD Demonstrated organizational, project management and leadership skills Superior oral and written communication skills; superior interpersonal skills and ability to influence To Be Successful in This Role You Will Be Communicator Multi‑tasker Organized Problem solver Resourceful Responsible Self‑directed Team player Additional Information We are recruiting for three vacancies.
