KingSett Capital is seeking a Director, Development to lead the execution of active developments and value‑add property improvements across all asset portfolios. In this role, you will collaborate closely with KingSett’s development and asset management teams to manage and deliver development, intensification and construction projects. Role Responsibilities Strategic Identify key risk areas, develop best value solutions, and manage strategic implementation. Coordinate and manage efforts across design, construction, and property management teams. Deliver innovative design solutions and methods that enhance value and increase competitive positioning for long‑term assets. Identify, evaluate and execute impactful sustainable design and construction seeking zero carbon and resilient projects. Oversee the permitting and approval process, ensuring strategic compliance with all entitlements. Oversee and manage the construction managers from pre‑construction, procurement strategy, trade selection and award, and construction completion. Management/Administration: Oversee scheduling, coordination, and preparation of all required designs and documentation. Create and manage RFPs for design, consulting engineer and construction management services. Select and appoint consultants, and oversee the performance of their design, engineering, and construction services. Collaborate with the development team on evaluation, budgeting, and approvals for construction and redevelopment programs. Lead the implementation of sustainable and resilience strategies. Manage the schedule for project specific permitting, approvals and signoffs as required by governing authorities. Oversee quality assurance and quality control across all phases, fostering professional and responsive conduct. Assist portfolio and leasing teams with feasibility studies. Prepare and manage monthly and quarterly reporting in compliance with partner requirements. Approve payment requisitions and ensure compliance with budgets, lender, and partner requirements. Manage environmental risks and liabilities and support insurance coverage to ensure appropriate levels for each project. Support the transition from construction to Property Management, including phased occupancy, final completion and asset stabilization. Candidate Profile University degree in business or related field; Master’s in Real Estate is an asset. 7–10+ years of real estate development experience with full‑cycle management across multiple asset classes. Background as an architect or professional engineer, or strong understanding of architectural processes is an asset. Expertise in feasibility analysis, risk management, entitlements and approvals, scheduling, budgeting, cost control, construction, and property transition. Proven ability to lead development processes, coordinate teams, and maintain schedules. Skilled in risk identification, problem‑solving for best value, and consensus building. Strong relationships with consultants, construction managers, property managers, and external advisors. Entrepreneurial, self‑starter with creativity, initiative, and ability to work independently and hands‑on. Adaptable and decisive, able to pivot quickly and perform under pressure and ambiguity. Excellent communication and presentation skills across all levels. Strategic, analytical thinker with collaborative mindset and ownership mentality. Highly organized, energetic, and capable of managing multiple priorities under tight deadlines.
