As Pre-Construction Manager , you will play a key leadership role in shaping the success of our projects long before construction begins. Reporting directly to senior leadership, you will lead the pre-construction process from concept through tender, ensuring each project is thoroughly planned, accurately budgeted, and positioned for seamless execution. You will collaborate closely with owners, consultants, trade partners, and internal project teams to develop scopes of work, schedules, and pricing strategies that reflect U Build’s commitment to quality, transparency, and value. This role is critical in establishing the foundation for successful project delivery through strong leadership, technical expertise, and clear communication.

The ideal candidate is highly skilled and detail-oriented, with proven experience overseeing early project planning, cost estimating, contract negotiations, and scheduling. You will manage bid processes, review drawings and schematics, and leverage construction management software to align design and build teams—ensuring projects are delivered on time and within budget. CORE RESPONSIBILITIES Lead all pre-construction activities, including estimating, budgeting, scheduling, value engineering, constructability reviews, and resource planning Prepare and manage conceptual, preliminary, and detailed cost estimates using construction estimating software Review and interpret drawings, blueprints, and schematics to develop accurate scopes, pricing, and schedules Coordinate consultant drawings, specifications, and scope development in collaboration with architects, engineers, and clients Manage bid processes, including soliciting, evaluating, and leveling subcontractor and supplier pricing using tools such as Procore and Bluebeam Lead all contract negotiations and executions, ensuring full compliance with trade, bonding, and insurance requirements Oversee trade compliance and ensure all awarded work meets contractual, safety, and regulatory standards Develop project schedules aligned with client expectations and overall project timelines Support seamless project handover from pre-construction to operations, ensuring continuity and clarity for execution teams Utilize construction management software for document control, change management, and effective communication Identify potential project risks during the pre-construction phase and collaborate with project teams to develop mitigation strategies Build and maintain strong relationships with clients, consultants, and trade partners Contribute to the continuous improvement of pre-construction systems, tools, and processes Provide leadership in managing multiple projects simultaneously while maintaining high standards of quality, accuracy, and accountability KEY QUALIFICATIONS Proven experience in pre-construction or construction management roles within commercial and/or civil projects Strong ability to read, interpret, and analyze blueprints, schematics, and technical construction drawings Extensive knowledge of construction estimating processes, methodologies, and cost control strategies Proficiency with construction estimating software and project/construction management platforms (e.g., Procore, Bluebeam, or similar) Solid understanding of construction processes, scheduling techniques, and civil engineering principles Exceptional organizational and time-management skills, with the ability to prioritize competing deadlines effectively Strong written and verbal communication skills to coordinate with clients, consultants, trade partners, and internal teams Demonstrated ability to lead cross-functional teams and manage multiple projects in a fast-paced environment Detail-oriented, proactive, and solutions-driven mindset with a commitment to accuracy and accountability Post-secondary education in Construction Management, Civil Engineering, or a related field is considered an asset WHY JOIN U BUILD?
