Construction Manager, Apartments (fixed-term) Akelius is seeking an energetic self‑motivated Construction Manager to join a fast‑paced growing team for an eighteen‑month contract. The selected candidate will be expected to manage multiple projects at one time in various construction phases, and to meet established goals on schedule, quality and budget. The Construction Manager’s primary focus will be on the specific needs of the project, residents, vendors and contractors. They will also be required to track project financials and schedule and report the progress status regularly. Responsibilities Manage multiple residential suite renovations. Initiate projects from the concept stage and manage to completion. Evaluate suite plans and site conditions, and offer recommendations on optimal functionality and value. Define scope, review quotes, negotiate and award contracts. Coordinate and collaborate with contractors, third‑party externals and internal team members. Effectively manage all renovation projects for the allocated portion of the city’s portfolio. Monitor and communicate schedule for successful delivery of projects on time. Perform regular site reviews to ensure completed suite meets the Akelius quality expectations and budgets. Advise on budget, track project costs and provide recommendations. Provide supervisors with updates on quality, schedule and budget. Administer vendor payment approvals and project close‑out process. Communicate to team members project progress. Other duties as assigned. Qualifications Three to four year degree in Engineering, Construction Management, or other relevant field at an accredited university or college. One to three years’ experience in this type of role. Exceptional written and verbal communication skills. Solid knowledge of blueprint reading, construction installation techniques and the Ontario Building Code. Proficient in Microsoft Office Suite, Outlook, Word, Excel, Adobe, Revu, etc. Valid driver’s license and ability to drive.
