General Manager | Job Description Primary Purpose The General Manager (GM) is a key role in the professional oversight and direction of a multi‑use commercial property. Working in collaboration with the management and building operations team, the General Manager will lead all associated staff and contractors in providing first‑in‑class operational performance. This individual will be outgoing, friendly, engaging, and able to encourage cooperation and thoughtful compliance in the administration of service contracts and lease agreements. Specific Responsibilities The responsibilities of this position will include, but not be limited to, the following: Project Management and Planning In collaboration with the management team and operations team, identify, recommend, initiate, plan and execute on operational initiatives to continually improve the property, its systems, and the tenants' experience. Timely execution of all necessary and approved capital improvement and repair projects; provide appropriate communication to all stakeholders; and, ensure projects are completed on budget. Collection and analysis of data to assist in budgeting, scheduling and implementation of strategic plans and operating procedures. Meet and exceed performance metrics for NOI, CAM charges, occupancy targets and recovery ratios. Possess and continue to develop knowledge of the local commercial market to identify value‑driven opportunities. Team and Stakeholder Management Customer and Business Relations: Collaborate with all internal and external members of the WPM team, which will include clients, tenants, vendors, contractors, accounting and administrative staff to ensure the most efficient operation of the property. Demonstrate professional, effective and proactive, timely response in all business matters. Leadership: Specifically responsible for the building operations staff to ensure the WPM standard of care for the property is maintained at all times. This will include the administration of the company's performance management program and to ensure appropriate vacation/leave support when necessary. Tenant Relations: Consistently fair administration of the lease agreement, while providing sound and practical interpretation of the lease to all parties to the agreement; work closely with leasing department in regard to sub leases, assignments and other lease administration functions, ensure proper documentation is in place, and that leasing objectives are being achieved as stipulated by the client; and, coordination and attendance in touring of the space and property to prospective tenants as required. Maintain positive tenant relations through regular site visits, prompt response to questions/concerns, and routinely scheduled tenant meetings and correspondence. Tenant Event Coordination: Develop a tenant engagement and special event calendar that encourages tenant interaction and participation in various social and environmental initiatives. Property Management Property Maintenance and Repair: Ensure that all mechanical and safety systems are maintained in peak operating condition, to enhance user satisfaction, efficient energy consumption and environmental sustainability, and long‑term capital appreciation; scheduled preventative maintenance to be completed on time and on budget. Must be On‑Call for emergencies (24/7). Standard of Care (Property): Conduct regularly scheduled inspections of the property to ensure that highest standard of cleanliness and maintenance are consistently maintained at all times. Administration: Manage tenant and/or owner initiatives related to insurance/risk management, incidents and claims, legal files, as well as environmental and energy conservation programs. Cooperate in the implementation of corporate initiatives. Financial Performance: Prepare for presentation to the client, annual operating and capital budgets, operating cost reconciliations, and monthly variance reporting; work directly with the accounting team to ensure accuracy; and, liaise with all stakeholders to ensure proper and thorough understanding. Accounts Receivable: Direct responsibility for the accurate invoicing and collection of all rent and additional rent and charges in accordance with the lease, the WPM management agreement, and service agreements. Qualifications To be successful in the General Manager position, an individual must be committed to developing, maintain and demonstrating the following: Education and Experience Degree or diploma in a related field, with a preference for a commerce or real estate related major. Minimum seven (7) years' experience in commercial property management, within an "A" Class (or better) property (preferred). Valid rental management license with British Columbia Financial Services Authority (BCFSA) required. Intermediate computer skills, particularly in Microsoft Office (Microsoft Outlook, Excel and Word). Knowledge and comfort using a smartphone (eg. iPhone, Android, etc.). Fluent in English, both written and verbal, fluency in another language an asset. Experience with Yardi Voyager, PayScan, and/or AngusAnywhere an asset. A valid driver's license and clean drivers abstract is an asset. An established track record in successfully managing large projects and a proven track record building and maintaining effective working relationships with internal and external stakeholders. Exceptional leadership, customer‑service and communication skills. Must be comfortable communicating within all levels of an organization/corporation, with the ability to network with various industry professionals. Strong financial management skills and business acumen including the ability to understand and build budgets, forecasts, and other models. Detail oriented with exceptional analytical, problem‑solving, and decision‑making capabilities. Ability to work independently and in a team environment. Ability to take responsibility for all actions and decisions and to follow through until a resolution is obtained. Ability to work efficiently under pressure and maintain a calm focus. Excellent organization and time management skills with the ability to complete work in a timely manner. Display a high level of initiative and commitment to excellence and exceptional customer service. A dedication to building better communities for tenants. Knowledge of operations procedures, general maintenance, construction, contract negotiation, accounting/finance and computer applications. Knowledge, process and application of Occupation Health & Safety practices. Available to work evenings, weekends, and on‑call as may be required.
