Direct Report: Maintenance Supervisor

POSITION SUMMARY

· This is a permanent, part-time position, usually involving:

o daytime Friday & Saturday shifts

o two 8-hour shifts weekly

o on-call casual troubleshooting. Some occasional shifts will be required in the evenings and other days.

· An ideal person for this valued position is a patient, multi-tasker who innately loves to solve problems and exudes a strong work ethic; someone who is courteous yet goal-minded to keep one's head down to complete tasks in an efficient, productive manner.

· ROUTINE & PREVENTATIVE MAINTENANCE of the facility, along with building improvements, and landlord in-suite condition, meeting this requirement in the most cost-effective and efficient manner.

· Submitting documentation for work performed & supplies consumed.

· Ability to work alongside the landscaper/maintenance assistant as well as cooperative help for other department's issues along with event set-up & tear-down.

KEY RESPONSIBILITIES

Proper WorkSafe BC safety & lockout procedures must be upheld along with the repair or maintenance of all electrical and mechanical equipment. This may require on-call work in the evenings and weekends.

· Keeping daily records & maintenance logs

· Detect heating and ventilation system issues (Avalon contracts a H/VAC company)

· Equipment, kitchen, laundry, electrical

· Building repair (interior and exterior)

· Supplies: ordering, purchasing, & recording inventory

· Furniture repair (interior and exterior)

· Maintain the interior and exterior of the facility (e.g., painting touch-ups)

· Ground maintenance in support of the main Gardener.

· Roofing

MAINTENANCE OF GROUNDS:

· Ensure irrigation is operational, timers are set to weather conditions, adhering to the water restrictions.

· Coordinating additional hand watering volunteers & staff during drought conditions.

· Work with the main Gardener (landscaper), assisting when additional help is required and vacation relief.

o Grass: cut, weed, fertilizer application

o Garden, flowerbeds: prepare and maintain.

o Shrubs: prune, spray for bugs, water.

o Keep the yard in a clean and orderly fashion.

o Service and keep in good-working order all yard equipment.

· Improvements to enhance enjoyment of the residents and Avalon's marketability (e.g., West Garden's raised garden beds).

DAILY:

· Conduct resident in-suite & department repair & maintenance requests.

o Plumbing: replace taps, flush out sinks & toilets.

o Electrical: replacing plugs & switches in a safe manner.

· Hot water supply – thermostat control checked if functioning properly, logging data. Resident's hot water supply shall be kept at a maximum temperature that cannot cause personal injury.

· Lighting checked and applicable bulb replacements as required.

· Submit documentation for work performed & supplies consumed

· Floor coverings inspected for flaws; tears repair immediately (ensure resident safety).

· Handrails all facility rails repaired or removed until repairs are done.

· Safety systems, heating systems, record readings.

· Clean Garbage disposal Room & organize Return-It Recyclables.

· Check with staff if there are any problems (e.g. staff equipment).

· Parkade & Maintenance Room – keep clean and orderly, shelves neatly piled, items off the floor.

· Furnace room tidy (oil spills wiped).

· Monitor thermostats (will help conserve fuel).

· Check for any rodent and insect infestation.

· Document repairs/replacements, date of work done in Maintenance logs.

· Coordinate & assist the restoration of building emergencies (e.g., water damage, bed bug infestation).

SUITE VACANCIES:

· Repairs for preparing for the next rental occupant.

· Duty list for deep cleaning of unoccupied suite.

· Carpet removal (if applicable)

· TV set-up for Rogers' plug & play

WEEKLY:

· Electrical equipment – check cords and for proper functioning.

· All strata-owned furniture in common areas (interior & exterior) for structural defects. If maintenance is required, do immediately or remove and repair and return.

· Sidewalk/pavers – check for cracks or uneven surfaces; Post safety markings, schedule &/or delegate repairs.

· Ventilation system – coordinate scheduled & unscheduled needs with H/VAC contracted company.

· Laundry equipment – commercial washer, dryer, domestic washer.

o Ensure the equipment is working properly.

· Building repair – interior and exterior must be kept in proper repair, paint as required.

· Fire alarm system: Troubleshoot & inform of any irregularities.

· Clean and oil all motors where required (vendor H/Vac contract may apply).

· Housekeeping equipment: Inspect and service (e.g., vacuum cleaners' beater bar & electrical cord).

MONTHLY:

· Fire extinguishers/Fire drills

· Lighting (exit lights and emergency lighting)

· Windows/Screens – inspect for tears in screens, replace.

· Check bathrooms – caulking around bathtubs and toilets.

· Keep patio areas clean, wash down areas.

WINTER:

· Removal of snow from sidewalks, driveways, parking lot and entrances. De‑ice as required.

· Put up a snow fence (when necessary for safety reasons).

SEMI‑ANNUALLY:

· Clean & organize maintenance workshop areas. Keep in orderly fashion.

ANNUALLY facilitating of contracted companies, scheduled by the strata property manager:

· Coordinate cleaning of windows & balconies - every spring.

QUALIFICATIONS

Education:

· Grade 12 Diploma or recognized equivalent is required. Must be able to read, write and speak fluently in English (Excellent English communication skills with the ability to follow oral and written instructions).

· First Aide an asset.

· Trades certificate an asset.

EXPERIENCE:

· Preference will be given to individuals with experience in the maintenance field and exude a mechanical, troubleshooting mind in both building operations and computer devices.

KNOWLEDGE, SKILL ABILITIES:

· Demonstrates an awareness of WorkSafe BC accident and injury prevention; adheres to safe work practices and procedures; and is responsible for maintaining self-wellness and reduced absenteeism.

· Demonstrates a commitment to customer relations and hospitality by being caring and courteous to residents, families, visitors, and co-workers.

o Commitment to social aspect of resident mental wellness and support.

· Ability to self-regulate and work independently.

· Be a conscientious and willing learner by observing sub-contractor's task with the confidence to ask lots of questions with the intent to save the company's future outside calls.

o Ability to set priorities, re-adjust routines and deal with repetitive activities with minimal supervision.

· Ability to effectively deal with difficult or crisis situations.

· Demonstrates good observational skills and problem-solving abilities. Identifying and resolving building operational problems require:

o The ability to diagnose.

o Knowledge of when to request contracting an outside source (due to liability issues). For instance, electrical work dealing with over 125 volts is beyond the scope of a handyman.

o Possess the organizational skills to follow through to completion in a timely fashion.

· Must be physically strong with the ability to:

o Carry a lightweight 12' ladder and be able to climb it according to WorkSafe BC requirements.

o Work at heights

o Work outdoors in the elements.

o Safely move heavy objects and equipment (e.g. heavy grate of exterior fountains).

  • Must complete established Orientation/Training program within 60 days of starting position.

· Avalon is a supportive senior living strata condominium, opening our doors in January 2010.

· Residents live either independently or with support from outside care &/or companion agencies.

· The building accommodates 127 suites with full kitchens with one or two bedroom and bathroom(s).

· Our community is in the heart of Murrayville. There is no need for seniors to cross a street for a doctor, pharmacy, restaurant, bank, groceries, salon, vet, etc.

REQUIREMENTS
