We are currently seeking a
Licensed Property Manager
to Join our
Property Management
team

As an integral member of the property management team, the Licensed Property Manager will provide hands-on management of the company's property management operations to deliver on TROIKA's strategic goals. This role is one with the responsibility for optimizing the performance and value of a diverse portfolio of residential, commercial, and mixed-use properties.

Reporting to the Senior Property Manager

, this role will assist in leading, mentoring, and growing the Property Management department and all unlicensed Property Managers and supporting team. This position demands a forward-thinking manager with a deep understanding of asset performance, exceptional client service, and a strong commitment to operational excellence and innovation.

Key Responsibilities:

Strategic and Departmental Leadership:

  • Assist in delivering vision and strategy for the Property Management department in alignment with overall business objectives and asset-level goals.
  • Provide mentorship, support to team members, fostering a collaborative and accountable team culture.

Portfolio & Operations Management:

  • Assist in the full operational lifecycle of all managed properties, ensuring consistent delivery of high-quality services and tenant experiences.
  • Assist with move-ins and move-outs as well as rent collections.
  • Assist in establishing operational benchmarks and monitor portfolio-wide KPIs to drive performance and support strategic decision-making.
  • Conduct site reviews and operational audits to ensure compliance, service consistency, and asset integrity.

Client, Tenant & Stakeholder Relations:

  • Build and maintain strong relationships with tenants, clients, owners, and external partners, ensuring a responsive, solutions-oriented approach.
  • Resolve high-level tenant concerns and negotiate resolutions that balance tenant satisfaction with business objectives.
  • Represent TPMI at industry events, client meetings, and professional forums.

Financial Stewardship:

  • Assist in the annual budgeting and forecasting process for the portfolio, ensuring alignment with ownership goals and financial targets.
  • Monitor and report on portfolio performance, identifying areas for cost optimization and revenue enhancement.

Capital Planning & Vendor Management:

  • Assist in contributing to multi-year capital planning, building improvement strategies, and infrastructure investment programs.
  • Assist in managing all third-party vendor and contractor relationships at a strategic level, ensuring service standards and value for investment.
  • Assist in overseeing procurement processes and contract negotiations to ensure favorable terms and performance accountability.

Regulatory Compliance & Risk Management:

  • Ensure that all properties operate in compliance with local, provincial, and federal regulations, including Residential Tenancy Act, Strata Property Act, building codes, and other applicable legislation.
  • Assist in the development of risk management strategies and emergency preparedness protocols across the portfolio.
  • Assist in providing oversight of insurance matters, claims management, and incident response.

  • Demonstrates discretion, sound judgment, and professionalism at all times; trusted by clients, tenants, and leadership.

Qualifications:

  • Valid Licensed Property Manager designation in BC (mandatory).
  • 3+ years of progressive experience in property management.
  • Demonstrated success managing diverse portfolios.
  • Strong understanding of residential, commercial, and strata property management practices.
  • Exceptional communication, conflict resolution, and relationship-building skills.
  • Proficiency with Yardi or other property management software; strong working knowledge of Microsoft Office Suite.
  • Post secondary education in Real Estate, or a related field preferred.
  • Professional certifications such as CPM, RPA, or CCIM are considered assets.
  • Valid driver's license and access to reliable transportation.

Compensation:

  • $ 65,000 to $100,000 per annum. (the actual salary offered will be commensurate with education and experience).
  • The total compensation package includes:
