Position Summary
Generations Calgary – Care Complex is currently looking for a dedicated, motivated, and passionate individual to join our team as Maintenance Manager. Under the direction of the Executive Director, the Maintenance Manager is responsible for the overall management of the state-of-the-art building and surrounding grounds. Is responsible for ensuring that all maintenance and facility operations are carried out to the highest standards, in accordance with the building and equipment warranty criteria, site policies, and standards for safety. As a member of the management team, the Maintenance Manager shall always seek out efficient ways of continuously improving site services and promote a positive and professional culture of safety. Responding to emergency situations, potentially after hours and weekend support and carrying a cell phone is also required.
Typical Duties and Responsibilities:
1. Responsible to implement, maintain and improve the Preventative Maintenance Program, ensuring that all required checks are executed, promptly logged, and documented.
The Maintenance manager is a full-time working position where the incumbent shall be expected to carry out any number of various building related duties as may be necessary and only calling in the trades and specialty contractors when necessary and the expertise or trade qualifications are required.
Works effectively and manages all trades, sub-contractors and vendors related to the building and grounds maintenance.
Ensures the Alberta Health Supportive Living and Long Term Care Accommodation Standards are always met.
Prepares requests and scope of work documents as required to obtain written quotes for services. (I.e., snow removal, salting, sanding, landscape maintenance, irrigation maintenance, painting, window washing, specialized repairs not covered by the new building and equipment warranties.
Troubleshoot equipment and building systems problems and oversee all breakdown and upgrade repairs where specialized trades are required to attend the site.
Responsible for the supervision of all maintenance workers
Effectively performs all routine, scheduled and emergency building maintenance duties.
The Maintenance Manager shall be required to install, relocate, and carry out site servicing on site specific equipment and provide training to the other maintenance and care staff as may be necessary for the various lifts, beds, furniture, carts, mounting TV's etc.
Able to perform and instruct others on maintenance and repairs as necessary, i.e., basic plumbing issues, basic electrical issues, resetting alarm systems.
The Maintenance Manager shall be responsible for the routine changing, maintaining, and adjusting of the HVAC and various site equipment filters, belts, heating, and cooling thermostats, and be able to understand and operate the computerized building maintenance systems.
Become knowledgeable in the maintenance and safe operation of the facility's commercial kitchen equipment, including gas appliances, walk in cooler and freezers, dish washing and sanitizing equipment.
Knowledgeable or able to become knowledgeable in the day-to-day safe operations of the onsite emergency generator and its maintenance requirements.
Manage Asset Management Tool (Asset Planner) for maintenance, PM, and life cycle
Knowledgeable or able to become knowledgeable in the safe operation of all the sites life safety, security systems, Wi-Fi, telephone, and LAN systems. (Fire alarm, sprinkler alarm, nurse call, cameras, telephone, local area network system etc.).
Understands, promotes, and adheres to OH&S legislation, work safe standards and guidelines.
Establishes and practices safe work practices for all maintenance duties, investigates and over sees the correction of any unsafe work conditions and/or hazards.
Qualifications:
Education:
· Minimum Class 5th Class Power Engineering Certificate
· A Journeyman or similar level certificate in a trade appropriate for building maintenance.
Experience:
· Minimum 5 years experience as a supervisor in maintenance or construction related trade
· Formal / previous training in building management and operations programs (BMS) / software and experience and training in facility preventative maintenance
· Knowledge of Asset Planner
· Experience in repairs and functioning of kitchen equipment
· Knowledge of cooling tower maintenance
Skills:
· Strong organizational and interpersonal skills.
· Excellent verbal and written communication skills, fluency in English required.
· A commitment to safe workplace practices.
· Strong problem-solving abilities.
· Strong computer skills including MS office, inventory management and (BMS) building systems maintenance software.
