Job Overview:

We are seeking a skilled and experienced Building Manager to oversee the maintenance and operations of our rental property. The ideal candidate will have a strong background in building maintenance, project management, and possess excellent problem-solving skills. As a Building Manager, you will be responsible for ensuring the safety, functionality, and efficiency of the property.

Responsibilities:

- Manage all aspects of residential properties, including leasing, rent collection, and tenant relations

  • Conduct property inspections to ensure compliance with safety and maintenance standards

  • Handle tenant inquiries, complaints, and requests in a timely and professional manner

  • Coordinate and oversee property maintenance and repairs, working closely with vendors and contractors

  • Maintain accurate records of all property-related activities, including lease agreements, rent payments, and maintenance requests

  • Utilize property management software (such as Yardi) for data entry, reporting, and analysis

  • Market available units to prospective tenants through various channels - Conduct thorough background checks on potential tenants to ensure suitability

  • Negotiate lease agreements and enforce lease terms

  • Assist with budgeting and financial reporting for the residential portfolio

-On call for after-hours emergencies

Qualifications:

- High school diploma or equivalent required; additional technical certifications or degrees preferred

- Minimum of 1 year of experience in property management.

- Strong project management skills with the ability to prioritize tasks effectively

- Knowledge of the RTA of Alberta.

- Knowledge of maintenance procedures, including preventative maintenance and vendor management.

- Excellent communication skills in English, both written and verbal

- Ability to work independently as well as part of a team

- Strong problem-solving abilities with attention to detail
