Position Overview
The Project Manager will lead the successful delivery of a new Student Residence and Academic Building in Peterborough, Ontario. The role involves managing all phases of the project—from early planning and design development through to occupancy, commissioning, and close-out. The Project Manager will help ensure the project stays on schedule, within budget, and in line with quality standards and regulatory requirements. The ideal candidate will demonstrate a strong grasp of best construction practices and Ontario Building Code standards, coordinating with consultants, contractors, and stakeholders throughout each stage of the project.
Roles and Responsibilities
- Oversee all aspects of the construction process from pre-construction through commissioning and final turnover. Ensure alignment with institutional goals and milestone dates (e.g., academic calendars).
- Develop, manage, and monitor project budgets, forecasts, and cash flow reports. Provide cost control oversight and ensure financial accountability.
- Prepare and maintain detailed project schedules using MS Project or Primavera P6. Manage long-lead items, construction sequencing, and procurement timelines to maintain critical path alignment.
- Oversee the review, tendering, and award of subcontracts and supplier packages. Ensure scopes are clearly defined, competitive, and aligned with procurement standards.
- Serve as the primary liaison for consultants, contractors, trades, and senior leadership. Lead coordination meetings and maintain open lines of communication with all project stakeholders.
- Ensure adherence to local and provincial codes, environmental regulations, fire code, and OHSA requirements. Coordinate with authorities having jurisdiction (AHJs) for permits, inspections, and approvals.
- Enforce quality assurance and control measures. Proactively identify and manage risks related to schedule, cost, procurement, and execution.
- Manage and approve RFIs, shop drawings, change orders, and monthly draws. Ensure timely completion of project close-out deliverables including as-builts, O&M manuals, and warranties.
- Mentor and provide oversight to site staff, coordinators, and junior team members. Promote a collaborative and solution-oriented work environment.
- Oversee the resolution of post-occupancy deficiencies and ensure smooth transition into the warranty period.
- Additional duties may be assigned to support the successful delivery of the project and the broader objectives of the role
Required Knowledge and Experience
- Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related field.
- Minimum 10+ years of experience in construction project management
- Experience in projects over $200,000,000, residential and ICI
- Proven experience in Ontario's construction industry and knowledge of applicable codes, standards, and permitting processes.
- Strong proficiency in MS Office, MS Project, Procore, Builder Lynx and estimating software (Blue Beam, Plan Swift or similar).
- Exceptional communication, negotiation, and leadership skills.
- Strong understanding of contracts, including CCDC and CCA contracts and supplementary conditions.
