The ideal candidate will bring a strategic mindset that balances day-to-day operational excellence with long-term asset performance. You will unify and inspire a team, foster strong relationships with tenants and service providers, and champion initiatives that enhance building efficiency and environmental performance.
RESPONSIBILITIES
Leadership & Team Management
Lead, mentor, and unify a team of building operations staff, fostering a culture of accountability, collaboration, and continuous improvement.
Ensure all team activities align with operational goals and service excellence standards.
Promote a proactive, solutions-oriented approach to building operations and tenant service.
Operations & Sustainability
Oversee all aspects of building operations, including mechanical, electrical, life safety, and automation systems.
Drive the implementation of preventive maintenance programs (e.g., Angus Anywhere) to ensure equipment reliability and longevity.
Champion sustainability by identifying, recommending, and integrating green technologies that improve energy efficiency and reduce environmental impact.
Manage energy performance, including utility tracking, meter analysis, and energy conservation initiatives.
Project & Capital Management
Lead the planning and execution of capital projects, ensuring they are delivered on time, within budget, and to specification.
Prepare and manage capital plans and operating budgets in collaboration with the Property Manager.
Administer contracts, tenders, and service agreements, ensuring cost-effective and high-quality outcomes.
Compliance & Risk Management
Work closely with Manager of Security & Life Safety to maintain and update technical documentation and compliance programs, including fire safety plans, emergency management, and asbestos management plans.
Ensure all life safety and risk mitigation protocols are current and effectively implemented.
Tenant & Stakeholder Relations
Build and maintain strong relationships with tenants, addressing concerns promptly and professionally.
Collaborate with energy consultants and contractors to support sustainability goals and operational improvements.
QUALIFICATIONS
20+ years of experience in commercial property operations, including leadership of multidisciplinary teams.
Post-secondary education in engineering, facility management, or a related field (e.g., BES I & II, SMT, SMA).
A P.Eng designation is not required but considered an asset.
Proven experience managing capital projects and operational budgets.
Strong communication skills.
Proficiency in MS Word, Excel, Yardi (Construction Manager) and building automation systems (e.g., JCI Metasys, Automated Logic).
The base salary for this position is between $80,000 - $130,000 annually. This represents base salary only and does not represent other variable compensation components of our total compensation ( i.e. annual bonus, commission etc).
