We're looking for a proactive and customer-focused Building Manager to oversee day-to-day operations of assigned properties. You'll work closely with the Property Manager and lead on-site staff, contractors to ensure our buildings are safe, well-maintained, and provide an exceptional experience for tenants.

Warrington PCI Management is the largest third-party commercial property manager is BC. The company manages and leases a portfolio in excess of 17 million square feet of office, retail, industrial and residential properties. Warrington Residential is our fastest growing division and we anticipate doubling our portfolio under management within the next 24 months. The most notable residential communities we currently manage are The Line at King George Hub, The Rise by Grosvenor, Marine Gateway and more.

Primary Purpose

The primary purpose of the Building Manager is to assist the Property Manager in providing the day-to-day operations of the properties you have been assigned with the assistance of our staff under your direction such as cleaning staff, security, maintenance and weekend staff. This role is to provide excellent and responsive service to our tenants and to manage on-site maintenance and improvements. With guidance from the Property Manager, the Building Manager works with site-staff and contractors to respond to tenant requests in a timely manner. The Building Manager is expected to ensure the safety and wellbeing of the tenants of the building and to keep the building maintained to a high standard.

Specific Responsibilities

The Building Manager will at various time be responsible for the following as well as other related duties as assigned to support the business objectives and purpose of the Company:

Property Management

  • Collect receivables in a timely manner and work with property manager to collect outstanding balances, issue required forms, prepare for dispute resolution proceedings, and take necessary legal actions.
  • Manage occupancy, show suites and implement tenant retention strategies to optimize occupancy and revenue for the property
  • Assist with preparation, review, and distribution of monthly financial reports
  • Review, code, and track invoices in a timely manner to relevant contractors and properties, and request adjustments to invoices as may be required
  • Prepare welcome packages, tenant correspondence, notices and other documentation as may be required
  • Actively monitor deficiencies in suites, common areas, mechanical and safety systems are maintained, energy-efficient, and environmentally sustainable.
  • Conduct regular property inspections including rental units at move-in, move-outs, and coordinate other maintenance required as appropriate.
  • Maintain, ensure compliance, coordinate, and execute initiatives related to insurance/risk management, incidents, claims, legal files, and environmental/energy conservation programs.
  • Coordinate with property manager and maintain community in accordance with annual approved budget for approved capital improvement and repair projects, communicate with stakeholders, and ensure projects are completed on budget.

Other Responsibilities

  • Act as Warrington Residential's representative in meetings, community events, and tours of the building(s).
  • Create and maintain an inventory list.
  • Maintain good relationships with contractors and meet them as required.
  • Maintain good relationships with tenants and respond professionally and efficiently to their requests.
  • Liaise with Property Manager and Property Administrator as required.
  • Work with parking management company (if required) to maintain parking stall list.
  • Program and maintain all access keys/fobs to building(s).
  • Any other duties as required from time to time.
  • Ensure compliance on WorkSafe BC including trades.

Special Projects for New Builds (if applicable):

  • Responsible for coordinating purchaser's appraiser walkthroughs.
  • Perform miscellaneous tasks such as key sorting and supporting the residential sale closing process.
  • Provide support for the warranty and deficiencies process as needed.

Qualifications

To be successful in the Building Manager position, an individual must be committed to developing, maintaining and demonstrating the following:

Education and Experience

  • Degree or diploma in a related field, with a preference for RMTI certificate or PAMA Rental Building Management Certificate.
  • Minimum three (3) years of related experience in residential property maintenance and/or other property maintenance experience.
  • 5th class ticket or willingness to work towards it an asset.
  • Strong working knowledge of the Residential Tenancy Act in BC.
  • Fluent in English, both written and verbal. Fluency in another language an asset.
  • Proficient in Microsoft Office applications, particularly in Microsoft Outlook, Excel and Word.

Competencies

  • An established track record of excellent customer service.
  • Practical judgement and decisive manner.
  • Excellent communication skills, both written and verbal in the English language, other languages is an asset.
  • Detail oriented with exceptional analytical and problem-solving abilities.
  • Positive self-starter, self-motivated, hands-on mentality with the ability to work independently and in a team environment.
  • Knowledge of operations procedures, general maintenance (plumbing, electrical, painting, drywall, carpentry).
  • Excellent organization and time management skills with the ability to complete work in a timely manner with accuracy and attention to detail.
  • Knowledge of Occupation Health & Safety.
  • Ability and knowledge to safely work with basic tools and chemicals used in building operations.
  • Ability to work in a flexible schedule including evenings and weekends.
  • Ability to complete the above tasks which may include lifting, pushing or pulling up to 50lbs.
  • Ability to spend up to 8 hours walking, standing, climbing stairs, and/or lifting.
  • Ability to work in variable environments including dust, warm or cold temperatures.

Pay: $55,000.00-$60,000.00 per year
