The Finance Manager at Three Wood Investments is a senior finance professional responsible for providing financial oversight, forward-looking planning, and development-focused financial insight across the organization's real estate development projects.

This role supports accurate financial reporting while also contributing to budgeting, forecasting, cash flow management, and strategic financial analysis. The Finance Manager is a key component in strengthening financial discipline, improving portfolio-level visibility into performance and risk, and supporting informed decision-making.

Key Responsibilities:

Financial Oversight & Review

  • Provide oversight and review of month-end and year-end financial outputs.
  • Review journal entries, reconciliations, and financial statements for accuracy, completeness, and consistency.
  • Ensure financial reporting aligns with ASPE and company accounting policies.
  • Support consolidated financial reporting across multiple legal entities.
  • Act as a quality-control and escalation point for complex accounting matters.

Budgeting, Forecasting & Financial Planning

  • Lead the annual budgeting process across development projects and operating entities, in collaboration with leadership.
  • Oversee periodic reforecasting and rolling forecasts.
  • Prepare and analyze variance reporting, identifying key drivers, trends, and emerging risks.
  • Develop cash flow forecasts, liquidity analysis, and capital planning models.
  • Support multi-year financial projections and scenario analysis related to development timelines and capital structures.

Real Estate Development & Project Financial Management

  • Maintain clear portfolio-level visibility into project funding, cash requirements, and financial risk, and escalate emerging issues to leadership early.
  • Provide financial oversight of land development, construction, and capital projects.
  • Review development budgets, proformas, cost-to-complete analyses, and return metrics.
  • Monitor project financial performance against approved budgets and financing assumptions.
  • Support the financial execution of project financing by preparing lender reporting, tracking loan terms and covenants, and ensuring financing assumptions are accurately reflected in project financials.
  • Partner with development and operations teams to provide financial insight into project decisions and trade-offs.

Business Partnering & Decision Support

  • Act as a trusted finance partner to ownership, development, and operational leadership.
  • Translate financial results and projections into clear, actionable insights for non-finance stakeholders.
  • Support evaluation of new opportunities, acquisitions, developments, or capital investments.
  • Provide ad hoc financial analysis to support strategic initiatives and operational decisions.
  • Help instill financial discipline, accountability, and cost awareness across the organization.

Compliance, Audit & External Coordination

  • Support year-end audit and review processes in coordination with external accountants.
  • Review audit schedules, working papers, and financial disclosures prepared by the Senior Accountant.
  • Ensure timely and accurate regulatory filings and compliance support (HST, payroll, WSIB, EHT, etc.).
  • Liaise with external advisors, lenders, and tax professionals as required.

Systems, Processes & Continuous Improvement

  • Support ownership and enhancement of financial systems, reporting tools, and models.
  • Identify opportunities to improve forecasting accuracy, reporting clarity, and process efficiency.
  • Help develop scalable financial processes to support organizational growth.
  • Contribute to documentation of finance policies, planning frameworks, and reporting standards.
  • Adhere to all company policies and procedures
  • Perform any other duties that may be assigned, whether specifically or generally related to the role

Required Knowledge and Experience:

  • Bachelor's degree in Accounting, Finance, or related field.
  • CPA designation required.
  • Minimum 7+ years of progressive experience in accounting, finance, or financial management.
  • Strong understanding of ASPE, multi-entity structures, and full-cycle accounting (review-level).
  • Experience in real estate development, construction, or project-based environments strongly preferred.
  • Demonstrated strength in budgeting, forecasting, cash flow management, and financial analysis.
  • Advanced Excel skills, including financial models and scenario analysis.
  • Experience working with external auditors, lenders, and advisors.
  • Strong communication skills with the ability to present financial insights clearly to non-finance stakeholders.
  • High level of judgment, professionalism, and integrity.
