About The Position
The Associate, Real Estate Development will be involved in various aspects of project development, financial analysis, estimating, and contract management. They will assist in various Development lifecycle stages such as vendor RFP issuances/compliance, feasibility analysis, business case production, development operating expense research, contract/change order coordination/tracking, new product research and working closely with senior team members to ensure project viability.
Key Responsibilities
Financial modelling and investment:
Support with financial modeling and analysis to evaluate project feasibility and investment returns. This includes assisting in sourcing financing options and monitoring project budgets and cash flows to maintain financial health throughout the development lifecycle. In addition, support with sensitivity analyses and joint venture waterfall models.
Market & competitive Analysis:
Conduct in-depth market research and integrating findings into financial models and strategic recommendations; identifying financial, construction, and market risks and recommending mitigation strategies.
Estimating and cost management
: Preparing and reviewing cost estimates and budgets to analyzing cost variances and implementing cost-saving strategies in collaboration with construction teams and subcontractors.
Capital Markets Execution:
Support with the sourcing, negotiation, and closing of debt and equity, including coordination of due diligence with lenders, investors, legal teams and other third parties.
Contract management
: Supporting negotiation, review, and administration of contracts with consultants, contractors, and vendors, ensuring compliance with terms, specifications, and regulatory requirements and communicating effectively with multiple team members and contribute to regular project updates and reporting to senior management.
Reporting
: Support in preparation of monthly and quarterly development reporting to investors including updating current investment performance parameters, as well as supporting preparation of investment packages and recommendations for investment committee and client approval.
Job Requirements
Education and Experience:
- Bachelor's degree in Finance, Commerce/Business, Real Estate Development or related field is required.
- 3-5 years experience in financial analysis within real estate development.
- Professional certifications such as CFA and CPA are an asset.
- Financial acumen with experience managing project budgets and financial reporting.
- Strong understanding of draw processes and lender reporting requirements
- Affordable Housing Experience and familiarity with relevant programs, incentives and policy impacts
Qualifications
- Excellent interpersonal and communication skills, with the ability to build and maintain relationships with diverse stakeholders.
- Proficiency in Construction Management software and tools.
- Superior organizational and time management skills in order to multi-task/prioritize and work under tight timelines.
- Superior attention to detail and accuracy and excellent follow-up skills.
- Ability to work and act independently using good judgment when assessing difficult situations.
- Self-motivated individual who is proactive and takes initiative.
- Demonstrates a high degree of integrity, diplomacy, discretion and confidentiality.
- Excellent problem-solving capabilities.
- Ability to speak other languages is considered an asset.
