The Opportunity

The Community Manager is a critical supervisory role, acting as the primary site-based manager and champion of a collection of communities within Deveraux Apartment Communities' regional property portfolio. The Community Manger will oversee day to day operations at the designated properties and report directly to the Regional Property Operations Manager. Primary responsibilities of the Community Manager include rent collection, tenant relations, leasing activities, building and grounds maintenance, and general property administration. What you bring...

  • More than 3 years of experience in property management
  • Familiarity with RTDRS rules and regulations
  • High school diploma required; additional education preferred
  • Prior supervisory experience is advantageous
  • Exceptional communication and leadership abilities
  • Proficient in administration, organization, and time management
  • Capable of thriving in high-pressure, fast-paced settings
  • Demonstrated commitment to providing outstanding customer service
  • Proficiency with computer software such as Microsoft Word, Excel, and Adobe; familiarity with

You will...

Management

  • Oversee all lead to lease activities; including, but not limited to; resident move-in, move-out, transfer and renewal activities
  • Inspect vacant apartments to ensure rent readiness and collaborate with facilities supervisors to ensure company expectations are met
  • Liaise and collaborate with Regional and Senior Management
  • Strive to professionally resolve resident and employee issues
  • Attend residential tenancy hearings as necessary
  • Model and enforce all company policies, processes, and procedures
  • Ensure the maintenance of the physical and fiscal assets of the communities
  • Perform other duties as necessary to meet the needs of the organization, residents and properties

Leasing

  • Responsible for championing the resident experience strategy and supervising leasing and property teams to delivery exceptional community engagement and retention outcomes
  • Ensure daily property and show suite inspections are completed and meet brand standards through team oversight
  • Collaborate with Leasing Consultants and the Directors of Leasing and Marketing to develop, design and implement appropriate leasing and marketing strategies
  • Conduct tours of the grounds of the community and show apartments to prospective residents as required
  • Maintain thorough product knowledge of the property (floor plans, amenities, etc.) and the local community; Coach Leasing Consultants and Property Administrators on tour excellence
  • Lead monthly performance reviews and ensure compliance with company policies
  • Identify appropriate advertising resources and recommend such sources to Leasing and Marketing Directors
  • Enact and enforce lease renewal policy and activities; strive to reduce resident turnover
  • Ensure the follow up on 100% of resident maintenance service requests, responding to resident complaints, concerns, etc., planning of resident activities, and providing for exceptional resident communication
  • Supervise unit turnover process (including move-in/out inspections, processing applications, and monitoring unit 'make-ready' requirements)
  • Minimize unit 'down-time' and vacancy loss due to turnover

Customer Service

  • Develop and maintain professional relationships with prospective and current residents
  • Accept maintenance requests, submit maintenance tickets, and complete follow-up to ensuresatisfaction
  • Handle resident calls and in-person concerns
  • Respect boundaries of tenant privacy & confidentiality, ensure safety and uphold residential tenancy law

Administrative

  • Accurately prepare and be thoroughly knowledgeable of all applications and lease documents
  • Oversee the collection and processing of rental payments
  • Facilitate the move-in and move-out processes
  • Ensure the maintenance of accurate property, tenant and unit records in Yardi

Financial

  • Oversee the collection of rent and other fees in accordance with lease agreements
  • Follow procedures outlined in lease agreements for late rent collections and work to process evictions ina timely fashion
  • Maximize rental revenue by maintaining high occupancy and reducing vacancy loss, bad debt loss, andconcessions
  • Improve Net Operating Income (NOI) through revenue maximization and expense controls whilemaintaining the physical asset
  • Recommend changes to rents and fees in accordance with market changes
  • Review and analyze monthly financial statements; attend budget to actual meetings with SeniorManagement
  • Purchase in accordance with budgetary guidelines; approval for exceptions to be sought from Supervisor
  • Assist in the preparation and development of annual property operating budget
  • Review and approve all property purchases recommended by team members

Safety

  • Participate in and engage team in Occupational Health and Safety program
  • Ensure compliance with all safety rules and regulations
  • Provide quality judgment to reduce legal, liability, physical, and safety risks; contact Supervisor immediately regarding any potential liability or loss concerns
  • Investigate, prepare, and report in accordance with organizational policy on all accidents, claims, andemergency situations

Relationships

  • Report to the Regional Property Operations Manager
  • Provide coaching, feedback and motivate onsite administrative personnel to achieve the operational goals of the property
  • Establish and maintain productive relationships with Facilities colleagues
  • Develop and maintain relationships with suppliers, vendors, contractors, and all others serving the community and organization
  • Maintain a positive relationship with local officials (i.e. City, Fire Department, Insurers, etc.)
