Compensation

• Base: $85,000 – $105,000 (depending on experience)
• Performance Bonus: NOI-based + execution milestones
• Long-term Upside: Growth role with increasing responsibility as portfolio scales

The Role (Read This Carefully)

This is a senior operating role, not a property manager position.

You will be responsible for the financial and operational performance of a growing multifamily portfolio currently at ~350 units, with a clear mandate to scale past 1,000 units over the next 3–4 years.

Your job is simple to say and hard to execute:

Ensure the portfolio performs to pro forma, issues are surfaced early, and the owner never has to think about daily operations.

If you need constant direction, this role is not for you.

What You Own (End-to-End Accountability)

You are fully accountable for:

Portfolio Performance

• NOI vs pro forma (monthly and quarterly)
• Occupancy, vacancy loss, and bad debt
• Rent growth and renewal strategy
• Expense control and benchmarking

Property Management Oversight

• Manage and hold third-party and/or internal property managers accountable
• Set KPIs for PMs and enforce them
• Lead weekly or biweekly ops calls
• Step in when performance slips—without escalation unless necessary

Capital Expenditures (CapEx)

• Plan, budget, and execute CapEx programs
• Oversee unit turns, renovations, and building upgrades
• Track timelines, budgets, and ROI
• Ensure work is done properly, on time, and on budget

Issue Escalation & Risk Management

• Identify issues early (before they become fires)
• Solve problems independently
• Escalate only material risks, not noise
• Maintain clean documentation and reporting

What You Do NOT Do

• You do not manage tenants
• You do not dispatch maintenance
• You do not chase invoices
• You do not "check in" constantly with the owner
• You do not wait to be told what to do

This role requires judgment.

Reporting & Communication

You report directly to Ownership.

You are responsible for:

• A weekly performance summary (1–2 pages max)
• Clear red/yellow/green reporting
• Action plans for underperforming assets
• Data-driven recommendations (not opinions)

If something is off, it should never be a surprise.

Who You Are (Non-Negotiables)

You likely have:

• 5–10+ years in multifamily operations or asset management
• Experience overseeing hundreds of units, not just individual properties
• Strong financial literacy (NOI, DSCR, budgets, pro formas)
• The ability to hold vendors and PMs accountable
• Comfort making decisions independently

You are:

• Calm under pressure
• Organized and detail-oriented
• Direct, not political
• Comfortable pushing back when something doesn't make sense
• Not impressed by titles, ego, or chaos

What Success Looks Like (First 12 Months)

• Owner involvement in ops reduced by 70–90%
• NOI tracks at or above pro forma
• PM performance is measurable and improving
• CapEx is predictable, not reactive
• Problems surface early, with solutions attached
