Property Maintenance Worker

Reporting to and working with the Property Manager, the Property Maintenance Worker will provide a wide range of operational and technical tasks for the PBM Realty Holdings Inc. property(s) by providing maintenance and repair at one main commercial site and other properties as assigned. The Property Maintenance Worker will ensure that the property(s) and its related tasks are being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency. The Property Maintenance Worker will complete all daily operations at the main property and report to the Property Manager on all incidents and weekly. Maintain effective and efficient operations while maintaining exceptional tenant and co worker relations.
**Education**
- Minimum of a high school diploma
- Valid G Driver’s License - in good standing (Must Have)
- Fork lift and zoom-boom license (asset)
- First Aid and CPR Training (asset)
- Working At Heights (Must Have)
- Confined spaces (asset)
- Fall arrest (Must Have)
- Scissor Lift (Must Have)
**Experience/Skills**
- 5+ years experience in the construction industry
- 3+years experience in supervisory or management position within construction field
- 3 years experience in building/facilities maintenance an asset
- Intermediate skill level in Microsoft Office Suite
- Mechanical experience (an asset)
- Minor electrical knowledge (an asset)
- Experience with a wide variety of tools, both light and heavy duty
- Knowledge of the Ontario building code
- Network of local contractors and/or trades an asset
- Excellent customer service skills
- Strong initiative and team work skills

- Demonstrate professionalism and maintain composure under pressure in a constantly changing environment and lead team efficiently
- Be able to work with mínimal supervision - to be held accountable for completing daily/weekly/monthly tasks in the allotted time
- Ability to multi task and work under pressure in a constantly changing environment
- Ability to balance both the hands-on work and office work required to meet timelines

**Work Environment/Health & Safety**

- Responsible for maintenance and care of PPE; replace and/or report worn or damaged items immediately
- Reports unsafe or hazardous situations or work practices in a timely manner
- Takes the initiative to improve the workplace while following processes and procedures
**General Duties and Key Responsibilities**
Responsibilities of the Property Maintenance Worker are, but not limited to, the following:
- Complete weekly worksheet and submit along with hours by 9 am Monday mornings
- General maintenance including but not limited to, clean up, painting, drywall, saw use, power washing, stud work, general repairs required at multi tenant commercial building
- Daily walk around outside and inside perimeter of building documenting any issues that needs to be looked into and noted actions are completed in a timely manner.
- Lawn and garden maintenance
- Ensure all inside motion sensor lights are working correctly and no lights are left on that should not be on
- Change burnt out lighting, minor maintenance, minor roof work and plumbing
- Complete meter readings
- Inspect Fire Extinguishers monthly
- Complete log book of contractors in building and projects completed.
- Complete Fire Watch as required.
- Daily check of all doors to ensure they are closed and/or locked
- Monthly man door inspections, check latches, hinges, locking mechanism, and lubricate as needed
- Remove any garbage laying around inside and outside the building
- Inspect units, complete NCR’s, damage reports, ensure security of building. Keep good tenant relations
- Up keep MSDS Log Book
- Take the initiative to improve the workplace
- Take messages for PBM regarding vacancy requirements and relay to Property Manager
- Some travel required to other sites and head office
- Other duties as assigned
