Property Maintenance Laborer

**Job Summary of the Property Maintenance Laborer is but not limited to**:
Reporting to and working with the Maintenance Supervisor, the **Property Maintenance Laborer** will provide a wide range of physical, operational and technical tasks for PBM Realty Holdings Inc. by providing maintenance and repair at all commercial sites and properties of PBM Realty Holdings Inc. as assigned. The Property Maintenance Labourer will ensure that the property(s) and its related tasks are being completed, managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency. The Property Maintenance Labourer will complete all daily operations at all pertaining properties and report to the Maintenance Supervisor on all incidents daily. Maintain effective and efficient operations while maintaining exceptional tenant and co-worker relations.

**Education**:

- Minimum of a high school diploma
- Valid G Driver’s Licence - in good standing with a CLEAN/CLEAR Drivers Abstract (Must Have)
- Fork lift and zoom-boom licence (asset)
- First Aid and CPR Training (asset)
- Working At Heights (Must Have)
- Confined spaces (asset)
- Fall arrest (Must Have)
- Scissor Lift (Must Have)

Experience/Skills
- 5+ years experience in the construction industry
- 2 years experience in building/facilities maintenance an asset
- Demonstrate ability to individually or collectively lead, manage, motivate maintenance personnel and hired sub-trades, during construction projects, onsite tenant events etc. to optimize crew performance, safety and team efficiency
- Experience in performing general labourer work inside and outside of commercial building & properties
- Experience in performing general labourer work at heights (example: Roofs of commercial buildings)
- Experience in a labour-intensive work & environment

Intermediate skill level in Microsoft Office Suite
- Mechanical experience (an asset)
- Minor electrical knowledge (an asset)
- Experience with a wide variety of tools, both light and heavy duty
- Knowledge of the Ontario building code
- Network of local contractors and/or trades an asset
- Excellent customer service skills
- Strong initiative and team work skills
- Ability to proactively start work alone when required
- Ability to work alone when required
- Ability to lift over 50lbs
- Ability to prioritize daily work with tenant requests/matters/repairs that may arise

- Must be physically capable to perform daily labour-intensive duties, roles and responsibilities of any Maintenance Worker position
- Must have heavy lifting ability when required (50lbs above)

Work Environment/Health & Safety
- Uses and/or wears personal protective equipment or clothing required to perform the job tasks safely and promotes their use (indoor & outdoor)
- Responsible for maintenance and care of PPE; replace and/or report worn or damaged items immediately
- Reports unsafe or hazardous situations or work practices in a timely manner
- Takes the initiative to improve the workplace while following processes and procedures

General Duties and Key Responsibilities

**Responsibilities of the Property Maintenance Laborer are, but not limited to, the following**:

- Properly update PBMR supervisors, managers & staff of any important tenant matters & status updates of your ongoing works
- Complete weekly worksheet and submit along with hours at the end of each shift/day
- To complete and perform physical labour inside and outside of buildings and properties. The following examples are included, but not limited to, Daily Clean up (inside & outside. Sweep, mop, vacuum, pick up litter, take out garbage, shovel, salt,etc.), painting, drywall, saw use, power tool use, heavy equipment uses, power washing, stud work, roof walks, roof clean up, roof inspections, general construction repairs required at multi tenant commercial building
