Akelius owns rental apartments in New York, Boston, Washington D.C., Austin, Montreal, Quebec, Toronto, Ottawa, Paris, and London.

Akelius is seeking a customer service-focused and highly organized Property Administrator to support a portfolio of residential properties in Montreal.

**Property Administration**
- Manage the lease and legal administration process for the assigned portfolio
- Support the Property Manager
- Issue legal notices and manage corresponding deadlines
- Maintain organized filing systems for tenants
- Communicate professionally with tenants, business partners, and other stakeholders
- Build and maintain positive tenant relationships
- Process rent payments and cheque requisitions
- Prepare and distribute notices
- Prepare and issue lease renewals
- Attend hearings at the local tenant rental board
- Knowledge of Yardi is recommended
- Knowledge of Quebec or Ontario tenant laws is recommended

**Leasing**
- Create and maintain effective marketing strategies for vacant apartment units
- Respond to leads and coordinate showings from all marketing sources
- Lease vacant apartments efficiently and reduce vacancy through individual and group appointments, as well as open houses
- Enter prospect data into all required management systems
- Maintain up-to-date knowledge of competitor pricing, offerings, and incentives
- Proactively identify necessary changes based on market trends and competitive shifts
- Diligently follow up with clients and present a strong closing proposal

**Who You Are**
- A bachelor’s degree is required, preferably in Business Administration, Real Estate, or Accounting
- Experience in residential or commercial property administration is an asset
- Strong command of both French and English
- Knowledge and understanding of tenant board processes
- Superior organizational and time management skills
- Ability to multitask under competing deadlines
- Confidence in taking initiative, making decisions, and managing arrears
- Adaptable to an ever-changing environment
- Proficient in Yardi Voyager (an asset)

**Description du poste**
Akelius recherche un(e) administrateur(trice) immobilier(ère) axé(e) sur le service à la clientèle et doté(e) d’une grande rigueur organisationnelle pour soutenir un portefeuille de propriétés résidentielles à Montréal.

La personne retenue assistera à la coordination de l'entretien des propriétés tout en veillant au respect des exigences légales et des normes d'Akelius.

**Administration d’immeubles**
- Gérer le processus de location et l’administration légale du portefeuille assigné
- Soutenir le gestionnaire immobilier
- Émettre des avis légaux et gérer les délais correspondants
- Maintenir un système de classement organisé pour les locataires
- Communiquer professionnellement avec les locataires, les partenaires d’affaires et les autres intervenants
- Établir et entretenir des relations positives avec les locataires
- Traiter les paiements de loyers et les demandes de chèques
- Préparer et distribuer des avis
- Préparer et émettre les renouvellements de baux
- Assister aux audiences du Tribunal administratif du logement
- Connaissance de Yardi, recommandée
- Connaissance des lois sur les locataires du Québec ou de l’Ontario, recommandée

**Location**
- Concevoir et maintenir un marketing efficace pour les unités vacantes
- Répondre aux demandes et coordonner les visites provenant de toutes les sources de marketing
- Louer efficacement les appartements vacants et réduire le taux de vacance par des rendez-vous individuels, des visites de groupe et des portes ouvertes
- Effectuer l’entrée de données des prospects dans tous les systèmes de gestion requis
- Maintenir une connaissance des prix, des offres et des promotions des concurrents
- Identifier de manière proactive les changements nécessaires en fonction des conditions du marché et de la concurrence
- Assurer un suivi rigoureux avec les clients et présenter une proposition de conclusion convaincante
