1. Troubleshoot and repair malfunctions in mechanical or electrical systems (e.g., HVAC, plumbing) and other equipment throughout the hotel. 2. Perform preventative maintenance assignments on a scheduled basis. 3. Respond in a courteous manner to all guest questions, complaints, and or requests to ensure strong guest satisfaction. 4. Communicate with hotel department heads to become aware of maintenance needs and ensure timely response to internal requests. 5. Service the hotel's pool, including adjusting chemicals and cleaning filters; completing maintenance request forms and record logs. 6. Maintain the building exterior and "curb appeal" (e.g., snow removal, lawn care, painting, and gardening). 7. Maintain franchise standards and follow-up on inspection deficiencies. 8. Coordinate compliance of service contracts. 9. Implements and maintains a preventative maintenance program. 10. Assist General Manager with annual Capital Plan development. 11. Communicate both verbally and in writing to provide clear direction to staff. 12. Plan and carry out preventive maintenance throughout the property to ensure standards are maintained for guest comfort and the safe and efficient running of all equipment, as required by company policy and in line with the maintenance budget. 13. Prioritize and carry out maintenance as requested by departments on a daily basis to ensure customer satisfaction and the smooth running of the property. 14. Record meter readings and liaise with the General Manager regarding improved energy conservation as required by company policy. 15. Be responsible for the testing of fire alarms, emergency lighting etc. on a routine basis as required by provincial and company standards. 16. Liaise with the General Manager regarding use of contractors within the property, controlling expenditure and ensuring work is to the standard required by company policy. 17. Be on call to carry out emergency maintenance work outside of normal working hours, as required by property policy. 18. Maintain records of repair work, testing work and daily checks as required by law company policy. 19. Identifying, implementing and completing planned capital expenditures projects such as energy efficiency upgrades, mechanical equipment upgrades/repairs and exterior and interior improvement projects. 20. Liaise closely with Front Desk and Housekeeping regarding out of order/service rooms in order to maximize on profitability. 21. Ensure the safe and hygienic upkeep of the swimming pool using all chemicals in accordance with manufacturer’s instructions and health and safety regulations achieving safe and cost effective cleaning procedures. 22. Manage employees including Interview, hire, train, recommend performance evaluations, resolve problems, provide open communication and recommend discipline and/or termination when appropriate 23. Comply with attendance rules and be available to work on a regular basis. 24.
