**WHAT YOU WILL BE DOING**:

- Recruit potential consultants, engineers, and sub-contractors in various markets where development sites are located;
- Develop and propose development and construction budgets;
- Tender, negotiate, and secure sub-contracts within project timelines and budgets;
- Provide technical information to employees and subcontractors ensuring projects are delivered in scope and in accordance with standards, codes, specifications and design instructions;
- Identify, mitigate, and manage project risks across multiple projects concurrently;
- Foster excellent collaboration within the overall project team;
- Support the project team in solving construction issues in time sensitive and urgent situations;
- Understand and perform efficient and effective document control functions including tracking and issuing RFIs, submittals, contracts, and change orders;
- Develop, implement, and monitor development and construction schedules;
- Deliver projects in scope, on time, and on budget.

**WHAT YOU NEED TO BRING**:

- Degree or diploma in Planning, Architecture, or Engineering or certification/registration in a relevant professional discipline, or equivalent experience;
- 5-7 years minimum experience in a Project Management position, preferably in a multi-family construction environment;
- Advanced computer skills including intermediate to advanced knowledge of MS Office and Excel;
- Ability to develop and maintain relationships with project and company stakeholders; including managing sub-contractor relationships and performance;
- Attention to detail with the ability to perform work with a high degree of accuracy;
- Strong prioritization skills with the ability to meet deadlines and take responsibility for your work;
- Ability to think creatively when problem solving, proactively adapting to challenges;
- A high degree of professionalism and ability to maintain confidentiality;
- Excellent leadership skills with a willingness to train, motivate, and develop employees and colleagues;
- Superb written and spoken communication skills.

**EXTRAS WE LIKE TO SEE**:

- Construction safety certification would be an asset;

- this could be Nanaimo, Victoria or even in Duncan.
