**Role: Licensed Property Manager,**_**Multiple positions available**_

**Location: Calgary, Alberta**

Based in Calgary, this role will work closely with our Residential Property Management Team. This role encompasses all aspects related to rental management, including but not limited to the following duties:

- Build, Grow and Manage a portfolio of residential properties, ensuring efficient operations and optimal performance.
- Oversee tenant relations, including leasing, rent collection, and conflict resolution.
- Oversee maintenance and repair activities with our maintenance support staff, ensuring timely and cost-effective solutions.
- Conduct property inspections and implement preventative maintenance measures as required.
- Develop and manage property budgets, financial reporting, and expense control.
- Ensure compliance with regulatory requirements and industry standards.
- Foster positive relationships with property owners, tenants, and vendors.
- Implement marketing strategies to attract and retain tenants and owners.

Qualifications:

- **MUST hold a valid Property Management license with the Real Estate Council of Alberta. **THIS IS MANDATORY AND NO APPLICANTS WILL BE CONSIDERED WITHOUT A VALID LICENSE**
- Property Management experience is an asset but not required.
- Extensive understanding of the Residential Tenancies Act of Alberta
- Strong knowledge of residential property management principles and practices.
- Excellent communication, negotiation, and customer service skills.
- Proficiency in property management software such as Buildium, Happy Inspector, Nexone, as well as Microsoft Office Suite.
- Detail-oriented with strong organizational and problem-solving abilities.
- Ability to work independently and/or collaboratively in a fast-paced environment.
- Valid driver's license and access to reliable transportation.
