**Position**: Property Manager

Strategic Group, Calgary, is seeking a full-time Property Manager for our portfolio. If you are passionate about customer service, eager to learn, and have a knack for building community through your people and management skills, this role is for you. As our Property Manager, you will need to have experience in training and mentoring others. You will face operational challenges with a professional, creative, and unconventional mindset. You will create and maintain a building appearance and environment that promotes a positive image for the organization.

Key Responsibilities
- Serve as the primary contact for the property and ownership.
- Managing all on-site staff
- Responsible for the creation and monitoring of property budgets and proposals for major capital renovations.
- Monitor, analyze and report monthly on the operating budget to ensure revenues and expenses are on target and resources are being used in an efficient manner.
- Work with Operations and leasing team members to ensure the highest standards of service.
- Oversee all monthly move-in/move-outs and provide units in a rent ready state to ensure timely turnovers.
- Oversee maintenance programs and site equipment.
- Manage the performance of tenant repairs and service requests to ensure a consistent high-level of service is always provided.
- Responsible for tenant relation function, including the timely collection of rent, tenant’s adherence to lease obligations.
- Planning and execution of tenant events and engagement programs
- Assist with various special projects.
- Negotiate and manage vendor contracts.
- Ensure all property management policies, procedures and operations are conducted effectively and in accordance with Alberta laws.

Abilities
- Allocate one’s time effectively and manage tight deadlines.
- Handle multiple demands and competing priorities.
- Strong conflict mediation skills.
- Excellent communication, interpersonal, leadership and organizational skills.

**Qualifications**:

- 4+ years of residential property management is required.
- Solid understanding of lease agreements and RTA.
- Proven experience managing capital projects.
- Proven budgeting experience.
- Previous experience sourcing vendors.
- Basic knowledge of building systems (electrical, plumbing, sprinkler, life safety, HVAC, landscaping, snow removal, caretaking).
- Proficient in Microsoft Office 365.
- Experience with Yardi is an asset.
